Nomura Real Estate Co., Ltd. (Headquarters: Minato-ku, Tokyo / Representative Director and President: Daisaku Matsuo, hereinafter "the Company") has invested in Oishii Farm Corporation (Headquarters: New Jersey, USA / CEO: Daiki Koga, hereinafter "Oishii Farm"), which operates a plant factory business*1, and signed a capital and business alliance agreement on July 30, 2025, with the aim of mutual business development in the real estate sector. Through this alliance, the Company will contribute to Oishii Farm's growth and aim to create new business opportunities in the infrastructure and industry sector.
### 1. Purpose and Background of This Capital and Business Alliance
Globally, social issues surrounding agriculture and food, such as climate change, labor shortages, and unstable food supply, are becoming increasingly severe. Amidst this, plant factories, which are less affected by weather and enable stable and high-quality production, are gaining high expectations as the next-generation food supply infrastructure. Through this capital and business alliance, the Company will contribute to the development of agri-tech.
On the other hand, for the social implementation and business expansion of plant factories, advanced knowledge in real estate, supporting land acquisition, facility development, and operation, is indispensable, not just cultivation technology. The Company is leveraging its expertise cultivated as a comprehensive developer to proceed with studies for plant factory development with Oishii Farm.
Furthermore, the Nomura Group aims to achieve its 2030 vision, "To an Unseen Life & Time Developer," and is committed to maximizing people's "happiness" and society's "richness" across the entire group. As one of the business policies for achieving this vision, the Group plans to make approximately 100 billion JPY in strategic investments*2 over three fiscal years from FY26/3 to FY28/3, focusing on three key themes. "Acquisition of new business areas" is positioned as one of these investment themes, and this capital and business alliance is being implemented as part of this strategic investment.
### 2. About Oishii Farm
Oishii Farm is an agri-tech company that has successfully achieved the world's first stable mass production of strawberries in a fully enclosed plant factory and is expanding its business primarily in the United States. In addition to creating an optimal environment for strawberry growth, such as temperature, humidity, and light intensity, the company utilizes its unique data science and AI technology to increase the success rate of natural pollination by bees, thereby realizing mass production of strawberries. In 2024, a large plant factory incorporating solar power generation and water recycling began operation in New Jersey, USA, strengthening its sustainable production system.
With its R&D hub in Japan, the "Open Innovation Center," as its core, Oishii Farm is working to advance and standardize plant factory technology and build a business foundation for future global expansion.
### 3. About the Infrastructure & Industry Business Division
In FY2026, the Company will establish a new Infrastructure & Industry Business Division to further strengthen the development of assets supporting social and industrial infrastructure, such as logistics facilities, data centers, energy facilities, and factories.
By demonstrating its coordinator function, connecting diverse stakeholders such as government, landowners, and business partners, and promoting development that contributes to solving social issues and advancing industrial foundations, the Company aims to evolve into an "Infrastructure & Industry Developer."
The Company views plant factories as a new real estate asset contributing to solving social issues and aims for further evolution of its infrastructure and industry business.
### 4. Comment from Daisaku Matsuo, Representative Director and President, Nomura Real Estate Co., Ltd.
Leveraging the real estate development expertise we have cultivated as a comprehensive developer, we will engage in plant factory development through our capital and business alliance with Oishii Farm. While plant factories have existed as a field, we have high expectations that with Oishii Farm's core competencies, this field will finally enter a new phase. We also view plant factories as a highly promising area as a real estate asset that our company handles. As a company, we are a strategic partner that goes beyond mere investment.
