Because each choice directly impacts satisfaction with daily life, the journey of building a home is likely accompanied by not only expectations but also many anxieties.
What causes the most concern in home building, and what kind of consultation and support systems would allow people to proceed with peace of mind?
Therefore, in collaboration with IROHA CRAFT (イロハクラフト), a renovation and custom-built home company in Yamanashi, we conducted a survey on "Consultation and Support Systems for Custom-Built Homes" targeting 123 men and women nationwide who had previously answered that they had built a custom-built home.

"Financial planning" was the most common concern during the home-building process, at 34.1%
First, we asked about the concerns people had during the home-building process.
The most frequent concern was "financial planning" at 34.1%.
This was followed by "additional costs" at 18.7%, indicating that financial concerns occupied the top positions.
Furthermore, "construction quality" and "choosing a housing company" were at 9.8%, "land searching" and "layout" at 8.1%, "other" at 7.3%, and "schedule management" at 4.1%.
A home is one of the biggest purchases in a person's life.
It is perhaps natural for budget concerns to weigh heavily, especially when the total cost is not easily visible.
So, how did people overcome these concerns?
We asked about methods of resolution and present some examples.
How did you resolve those concerns?
- I consulted with the housing manufacturer. (20s, Female)
- Whether I could get a loan. The representative told me which lenders would provide one. (30s, Female)
- Initially, I only planned for the building itself, but after the house was built, I wanted to do the exterior work as well, which incurred additional costs. The cost was higher than I expected, so I wish I had budgeted for the exterior work from the beginning. (40s, Female)
- The president was present during the contract signing, so I voiced all my concerns. (60s, Male)
- I took my time until the initial specifications were decided to avoid additional changes. (70s, Male)
It appears that consulting directly with housing companies or representatives, and entrusting professionals, rather than holding onto anxieties, is the quickest way to resolve them.
On the other hand, there were comments about exterior costs increasing later, suggesting that defining the scope of the budget from the initial stage might be crucial for a home-building experience with fewer regrets.
67.5% responded that they "completed everything from land searching to construction with a single company."
Next, we asked whether land searching, financial planning, design, and construction were commissioned to separate companies or completed by a single company.
The most common response was "completed everything with a single company" at 67.5%.
This was followed by "commissioned some parts to other companies" at 18.7%, "commissioned each part to separate companies" at 8.1%, and "don't remember" at 5.7%.
This shows that many people entrust multiple stages to a single company.
So, why did they choose this form of commission?
We asked for reasons and present some examples.
Those who answered "completed everything with a single company"
- Because I didn't want to increase the workload. (20s, Female)
- The place where I bought the land also handled construction, so I commissioned them. It's impossible for one amateur to manage multiple companies. (60s, Male)
- It's more efficient to narrow it down. (60s, Male)
Those who answered "commissioned some parts to other companies"
- I relied on a real estate specialist for land searching and a construction company focused on building for the construction. (60s, Male)
- I already owned the land. (70s, Male)
- Because I wanted to choose the contractors I liked myself. (70s, Female)
Those who answered "commissioned each part to separate companies"
- If you use one company, it becomes more expensive and takes longer. (50s, Male)
- Because I bought the land first. (60s, Male)
- To utilize the strengths of each specialist. (80s, Male)
Looking at the opinions of those who completed all stages with one company, comments like "don't want to increase the workload" and "it's difficult to go to many places" were prominent. The burden of managing multiple companies alone seems to be a major reason for choosing a single-company solution.
On the other hand, from those who commissioned parts to other companies, there were opinions like "want to choose contractors myself," and from those who commissioned separate companies, "it becomes more expensive and takes longer if you use one company."
Prioritizing based on budget and timeline appears to be important for finding the right commission method.
78.9% responded that they "find companies offering total support appealing."
Next, we asked whether people found companies that offer total support from land searching to financial planning, design, and construction appealing.
The results showed that 35.8% answered "very appealing" and 43.1% answered "somewhat appealing," indicating that 78.9% find the system of entrusting their home building to a one-stop service appealing.
On the other hand, "not very appealing" was 15.4% and "not at all appealing" was 5.7%.
If the contact person changes with each stage, you have to re-explain what you want to convey multiple times. The peace of mind that comes from having the same company accompany you from beginning to end is evidently significant.
"Support that provides peace of mind" was most frequently "proposal of layout and design," at 62.9%
Finally, we asked those who found companies offering total support appealing what kind of support would make them feel secure.
The most frequent response was "proposal of layout and design" at 62.9%.
This was followed by "after-sales support after handover" at 52.6%, "consultation on housing loans and financial planning" at 49.5%, "advance explanation of additional costs" at 46.4%, and "progress reports during construction" at 44.3%.
This indicates that continuous support is desired throughout all stages, from assistance during the design phase with layout proposals to support after moving in with after-sales service.
Additionally, we received comments from those who had actually built homes, expressing wishes for improvements.
Regarding consultation and support systems for custom-built homes, is there anything you wish had been done differently?
- I wish they had informed me in advance about potential problem areas that tend to arise during living. (20s, Female)
- I wanted more frequent communication. I don't know if they were busy or forgot, but I didn't receive contact several times. (30s, Female)
- Once the layout was decided during the design phase, it took a week to know if it could be built that way. If there was a system where they could confirm on the spot, the house would have been built faster. (40s, Female)
- I wish they had offered more exterior design ideas. (40s, Female)
- I wish they had proposed maintenance-friendly options after construction. (60s, Female)
Many voices expressed a desire for communication and long-term support, including the frequency of contact, post-handover follow-up, and advance sharing of potential issues that may arise after moving in.
Building a home is not the end. A support system that addresses questions that arise during continuous living is what users truly desire.
Conclusion
This survey revealed that "financial planning" was the biggest concern in home building, with many people feeling anxious about financial matters.
Furthermore, 67.5% completed the process from land searching to construction with a single company, and 78.9% find companies offering total support appealing.
What is sought in home building is a system that provides continuous support throughout all stages, from layout proposals to post-handover follow-up. Having a single point of contact and the peace of mind that comes with being able to consult anytime would be a great support in alleviating user anxiety.
For those considering a custom-built home, it may be beneficial to look not only at price and design capabilities but also at whether a consultation and support system is in place.
