Nationwide Survey on Custom Home Design

Custom homes allow for the reflection of residents' wishes, but they also involve many decisions regarding floor plans, design, and budget allocation.

Ideal home shapes differ from person to person, with desires like "I want a spacious living room," "I want more storage," or "I want to let in plenty of natural light." So, what aspects are prioritized when actually purchasing or considering a custom home?

Therefore, in collaboration with the Saitama Prefecture Custom Home Recommendation Navi Operations Office, we conducted a survey on "Custom Home Design" targeting 657 men and women nationwide.

31.1% Responded That "Space" is the Most Important Floor Plan Consideration

First, we asked about the most important floor plan consideration when contemplating the purchase of a custom home.

The most common answer was "Space (number of rooms and area)" at 31.1%.

This was followed by "Layout tailored to the family's lifestyle" at 23.6%, and "Storage space" at 21.0%.

Space is like the foundation that determines daily comfort. For example, even with the same family composition, the required space differs between households with remote work and those who spend more time outdoors.

On the other hand, a certain number of respondents also emphasized storage and flow, suggesting that not just increasing the area, but a "usable and livable space" is desired.

41.2% Responded That "Natural" is the Most Appealing Home Design

Next, we asked what kind of home design people find appealing.

The most common answer was "Natural (warm design using a lot of wood)" at 41.2%.

This was followed by "Modern (simple and sophisticated design)" at 36.2%, "Japanese style" at 14.3%, and "Western style" at 8.2%.

The "Natural" and "Modern" categories combined accounted for over 70% of the total. While many people prefer the texture of wood and a calm atmosphere, there are also those who seek a clean impression. Home design is not just about visual preference, but also about suitability for daily life. It seems important to consider not only visual preference but also whether it suits oneself who will spend every day there.

32.9% Responded That They Want to "Refer to Housing Exhibition Centers and Model Homes" for Design and Floor Plan Selection

Next, we asked for advice people would like to reference when deciding on the design and floor plan.

The most common answer was "Want to get ideas by visiting housing exhibition centers and model homes" at 32.9%.

"No particular advice needed" was 20.1%, "Want to refer to the opinions of family and friends" was 17.2%, and "Want to incorporate the opinions of professional advisors" was 17.0%.

It is difficult to imagine the actual size and light penetration from blueprints and photos alone. Visiting a model home allows one to experience the distance from the kitchen to the living room, the height of storage, the position of windows, and more. It is likely that many people want to confirm the information on the blueprints in terms of real-life experience.

29.7% Responded That They Want to "Prioritize the Flow of Daily Life" for Floor Plans and Designs

We asked how people want to decide on floor plans and designs that suit their lifestyles.

The most common answer was "Want to prioritize the flow of daily life" at 29.7%.

"Want to reflect the opinions of all family members" was also high at 26.9%, and "Not particularly decided" was 19.6%.

The flow of daily life refers to what is commonly known as the "flow line" or "circulation path." This refers to the path people take when moving around the house. For example, can one move smoothly from the entrance to the pantry and kitchen after returning from shopping? Is there minimal wasted movement between washing, drying, and storing laundry? The accumulation of these small movements directly impacts the ease of living.

41.6% Responded That "Interior" is the Point They Particularly Want to Focus on in Home Design

We asked about the points people particularly want to focus on regarding home design.

The most common answer was "Interior (harmony with furniture, space, materials, etc.)" at 41.6%.

This was followed by "How light is incorporated" at 36.7%, "Exterior design" at 12.5%, and "Garden and exterior landscaping" at 9.3%.

The interior affects the quality of time spent inside the house. The harmony of flooring, wallpaper, lighting, and furniture impacts daily mood. Additionally, the high response of 36.7% for "How light is incorporated" is also notable.

Natural light in the living room in the morning, a workspace bright until evening – light is an element that can greatly change the impression of a space.

33.6% Responded That They Want to "Prioritize the Practicality of Floor Plans and Structure" for Budget Allocation

When choosing the design and floor plan for a custom home, we asked about their planned budget allocation.

The most common answer was "Want to allocate the budget prioritizing the comfort of the floor plan and structure" at 33.6%.

This was followed by "Want to achieve an optimal balance within the budget" at 30.7%, and "Not particularly decided" at 26.9%.

There is a tendency to prioritize practicality and usability for long-term living over visual luxury. Once a house is built, it cannot be easily changed. Therefore, many people seem to want to spend their budget on the framework of the house, such as the floor plan and structure, rather than on decorations that can be replaced later.

31.8% Cited "Comfort After Moving In" as Their Biggest Concern When Deciding on a Custom Home

Finally, we asked about the biggest concerns when deciding on a custom home.

The most common answer was "Comfort after moving in" at 31.8%.

This was followed by "Budget overrun" at 28.0%, "Reliability of the construction company" at 19.6%, and "Future value" at 11.3%.

With custom homes, it is difficult to see the actual product until it is completed. Therefore, it is thought that many people are concerned not only about whether it will be built according to their ideals, but also about "whether it will be comfortable to live in."

Including concerns about budget and construction, it is important to confirm not only the appearance but also the actual usability after moving in during the consideration phase.

Summary

This survey revealed that when it comes to custom home design and floor plans, many people prioritize space, interior, living flow, and comfort after moving in.

There seems to be a strong tendency to consider not only the visual impression but also daily chores, how the family spends their time, and future changes.

When considering a custom home, it is important to organize your ideal image while concretely confirming the floor plan and design that suits your actual lifestyle.
