■ How Do People View Sale Prices in Large-Scale Redevelopment Areas?

The trend of population concentration in Tokyo and redevelopment plans in major cities are frequently covered in the news. The opening of new stations, development of transportation infrastructure, and overall urban renewal can affect not only the livability of surrounding areas but also the value of real estate.

So, to what extent are these redevelopment trends considered when individuals think about whether to "sell" or "hold on to" their condominiums?

This time, in collaboration with TAQSIE, we conducted a survey on "Sale Price Expectations in Large-Scale Redevelopment Areas" targeting 500 men and women nationwide.

Survey Overview: "Survey on Sale Price Expectations in Large-Scale Redevelopment Areas"
Method: Online questionnaire
Period: May 11 - May 18, 2026
Target: Men and women nationwide
Valid Responses: 500 samples

■ 46.6% Say Tax Changes Like Inheritance and Property Tax "Have an Influence" on Intent to Sell

First, we asked if changes to taxes, such as inheritance and property taxes, influence the intention to sell a condominium.
The results showed that 11.4% "strongly think so" and 35.2% "somewhat think so," for a total of 46.6% who believe it has an influence. On the other hand, 26.8% "don't really think so" and 26.6% "don't think so at all," totaling 53.4%. Those who do not see an influence slightly outnumbered the others.

Reasons from those who see an influence included concerns about the increased burden of property taxes. Those who do not see an influence opined that price fluctuations and interest rates have a greater impact than the tax system.

Next, we asked if the surge in condominium prices in urban centers affects the decision to sell suburban condos.
The results showed 14.6% "strongly think so" and 40.4% "somewhat think so," for a total of 55.0% who believe it has an influence. Conversely, 25.4% "don't really think so" and 19.6% "don't think so at all."
Reasons cited included "feeling the ripple effects of excessively high prices in regional areas" and "people who can't afford city center prices will flow to the suburbs."
