Top Priority When Choosing a Real Estate Company is 'Politeness and Ease of Consultation'. Approximately 70% of People Unaware that Major Companies Refuse to Handle Special Properties.
A survey of 330 real estate owners revealed that 'politeness of response and ease of consultation' is the most important factor when choosing a real estate company (32.1%), followed by 'high selling price' (23.9%) and 'extensive track record' (17.9%). While 77.3% of respondents feel a sense of security with major real estate companies, a significant 70.0% were unaware that these large firms sometimes refuse to handle properties with special circumstances, such as stigmatized or un-rebuildable properties. This highlights a gap between public perception and the reality of real estate transactions, with over half (50.6%) expressing interest in specialized services for properties rejected by major companies.

■What do real estate owners look for in a real estate company?
Selling real estate is a major transaction that most people experience only a few times in their lives. That is why many people want to carefully choose the real estate company they entrust with the sale.
While many people think, 'If it's a major company, it's safe,' it's not widely known that major real estate companies cannot handle all types of properties.
Therefore, in collaboration with Adone Home Co., Ltd., we conducted a survey titled 'Choosing a Real Estate Company for Property Sale and Expectations for Major Companies' targeting 330 men and women nationwide who responded in a preliminary survey that 'they or their relatives own real estate.'

■32.1% responded that 'politeness of response and ease of consultation' is the most important factor.
First, we asked about the most important factor when choosing a real estate company.
As a result, 'politeness of response and ease of consultation' was the most frequent answer at 32.1%. This was followed by 'high selling price' at 23.9% and 'extensive track record' at 17.9%.
Selling real estate involves a large amount of money and complex procedures. Therefore, it is clear that many people prioritize 'whether they will be treated with sincerity' over price or brand recognition.
We asked for the reasons behind each answer, and some are presented below.
Those who answered 'politeness of response and ease of consultation':
・Because the person you deal with is a person, not a company. (30s, male)
・If the hurdle is too high, you can't even take the first step. (40s, female)
・Since it's a high-value transaction, trustworthiness is the minimum requirement. (50s, male)
Those who answered 'high selling price':
・I want a place that properly considers my interests. (40s, female)
・Because I want to sell it for as high a price as possible and keep the money. (40s, male)
・Although there are various important factors, I still want to rely on the place that will sell it for the highest price, and that is important. (50s, female)
Those who answered 'extensive track record':
・A track record is a sign of trust. (30s, male)
・An extensive track record provides a sense of security. (40s, female)
・Since it's uncertain whether real estate will sell, I want to ask a company with a proven track record. (50s, male)
As symbolized by the comment 'the person you deal with is a person, not a company,' those who prioritize politeness of response clearly value the relationship of trust with the person in charge.
Those who prioritize the selling price show a strong desire to increase the amount of money they have on hand, even if only a little. Those who prioritize a track record seem to view it as a criterion for judging whether they can entrust the sale with peace of mind.
■77.3% responded that they feel 'a sense of security' with major real estate companies.
Next, we asked if they had the image that 'a major real estate company is safe' when considering selling real estate.
As a result, 21.2% answered 'very much so' and 56.1% answered 'somewhat so,' totaling 77.3% of people who feel a sense of security with major real estate companies. On the other hand, 'not very much' was 18.5%, and 'not at all' was 4.2%.
We asked for the reasons behind each answer, and some are presented below.
Reasons for feeling a sense of security with major real estate companies:
・They seem to have solid manuals. (30s, female)
・Major companies are more reassuring in terms of guarantees and various other aspects. (40s, male)
・I have the impression that they wouldn't enter into contracts that would be disadvantageous to me. (40s, female)
・After all, a well-known name is more reassuring, and there are more reviews, making it easier to scrutinize. (40s, male)
Reasons for not feeling a sense of security with major real estate companies:
・Because the person you deal with is a person, not a company. (30s, male)
・I think the company's and individual's character comes through in their response. (40s, female)
・I think the personality and expertise of the person in charge are most important. (60s, male)
Those who feel a sense of security cited the organizational strength unique to major companies, such as comprehensive guarantees, manuals, and a large number of reviews. On the other hand, those who do not feel a sense of security tended to prioritize the personality and responsiveness of the individual in charge rather than whether the company was large.
It seems that 'who handles the transaction' is often the decisive factor for trust, not just the company's size or reputation.
■70.0% responded that they 'did not know' that major companies refuse to handle special properties.
Next, we asked if they knew that major real estate companies sometimes refuse to handle 'properties with special circumstances,' such as stigmatized properties or properties that cannot be rebuilt.
As a result, 70.0% responded 'did not know,' while 30.0% responded 'knew.'
This means that while many people have confidence in major companies, they may be unaware that major companies have properties they cannot handle, and thus may be rejected at the stage of selling.
Major real estate companies may decline to handle stigmatized properties, properties that cannot be rebuilt, or properties with extremely poor location conditions. Knowing this information in advance is an important point for planning a smooth sale.
■50.6% responded that they 'would like to use' a total support service from specialists.
Finally, we asked about their willingness to use a service where a 'specialist in solutions' provides total support to sell a property rejected by a major company.
As a result, 12.4% answered 'definitely want to use' and 38.2% answered 'somewhat want to use,' with a total of 50.6% showing a positive attitude towards using the service. On the other hand, 30.6% answered 'not very willing to use' and 18.8% answered 'not at all willing to use.'
We asked for the reasons for wanting to use the service, and some are presented below.
Reasons for wanting to use the service:
・If a major company can't do it, there's no choice but to rely on them. (30s, male)
・If it can't be sold, it will truly become a 'negative asset.' (40s, female)
・I think it's a good option if it can be sold safely. (40s, female)
・I don't know what to do after being rejected elsewhere. (40s, female)
・Because others won't handle it. (50s, male)
The voices of those who responded 'would like to use' reveal anxiety about the limited options after being rejected by a major company. As the term 'negative asset' suggests, many people feel a sense of crisis about continuing to hold unsellable real estate.
■Summary
This survey found that the most important factor when choosing a real estate company is 'politeness of response and ease of consultation,' and that approximately 80% of people feel a sense of security with major real estate companies.
However, it also revealed that approximately 70% of people are unaware that major companies sometimes refuse to handle properties with special circumstances. The gap between trust in major companies and reality can become an unexpected barrier for those considering selling property.
If you own a special property, considering the option of consulting a real estate company with specialized knowledge and a proven track record, not just major companies, may be the first step towards a satisfactory sale.
