90% of Real Estate Firms See Efficiency Gains with Rental Management Tools, Yet Discrepancies in Listings Remain a Challenge

Nihon Joho Create Co., Ltd. (Miyazaki City, Miyazaki Prefecture; President: Miyoo Tsujimura; Securities Code: 4054) conducted a survey among management and staff at real estate firms already utilizing rental management systems or business tools, focusing on the delays in sharing 'real-time information.'

Despite implementing rental management systems, property firms often still handle inquiries from brokerage firms asking, 'Is this unit still vacant?' over the phone. This occurs because updates on new leases or terminations are not immediately reflected on B2B platforms. In property leasing, where speed is critical, a gap of even a few hours can lead to lost opportunities and customer outflow to competitors.

Roughly 90% Report Improved Efficiency Following Tool Implementation:
When asked if operational efficiency, including contract management, improved after adopting rental management or business tools, nearly 90% answered either 'definitely' (34.7%) or 'somewhat' (52.5%).

40% Report Low Brokerage Usage of B2B Platforms:
Regarding whether they have implemented 'B2B platforms' for sharing information with brokerage firms, 35.8% said they have implemented them and usage is established, while 36.2% said they have implemented them but brokerage usage remains low. While 70% of respondents have implemented such platforms, 40% are struggling with low utilization.

This is largely due to brokerage representatives being 'wedded to analog methods like phone/fax' (50.6%) or 'believing that they can get the latest information via phone,' leading them to ignore the platforms (45.3%).

Misinformation Leads to Lost Trust:
When asked about challenges in vacancy management, the most frequent response was 'the burden of handling viewing reservations and key management' (35.7%).

Furthermore, regarding the speed of information reflection, 'real-time' updates occur in less than 15% of cases. About 60% reflect updates within 'a few hours' or 'the same day,' creating a lag. As a result, 39.1% of respondents identified 'the decline in trust due to information discrepancies when leased properties remain listed' as a significant issue.
