Mori Trust Co., Ltd. announces the commencement of development and business operation of a grid-scale battery energy storage system in Moriyama City, Shiga Prefecture. This is our company's first grid-scale battery energy storage system business, and it will be operated through a special purpose company established by our company.

As a real estate developer, we have been developing office buildings and hotels in urban and regional areas. In recent years, we have also been advancing investments in green infrastructure, such as the 100% introduction of renewable energy to our leased office buildings (* limited to properties where we have power supply and demand contracts, excluding limited-time operation buildings and small leased buildings) and the promotion of solar power generation businesses. Against the backdrop of these initiatives, we strongly feel that a stable supply of electricity is a social infrastructure that forms the foundation of urban functions, corporate activities, and general social life.

In particular, with the recent spread of renewable energy, the amount of power generated is easily affected by external environments such as weather, and securing the "adjustment capacity" of electricity to constantly maintain the balance between supply and demand has become an urgent issue for society and industry.

In addition, due to the advancement of the digital society, the risk of temporary power shortages causing widespread suspension of economic activities and urban functions has become apparent. Based on this background, we hope to contribute to the sustainability of social infrastructure by engaging in the grid-scale battery energy storage system business, which is one of the infrastructures responsible for the "adjustment capacity" of electricity.

To date, aiming to grasp technological trends and accumulate knowledge in the storage battery-related field, we have invested in TeraWatt Technology Inc., which handles everything from research and development to manufacturing and mass production of next-generation storage batteries, and PowerX, Inc., which is responsible for the mass production of energy storage systems. In addition, we have also invested in the Tokyo Energy Storage System Investment Business Limited Liability Partnership, and have repeatedly considered the possibility of entering the grid-scale battery energy storage system business. Based on this background, we have decided to enter the grid-scale battery energy storage system business for the first time.

Construction of the relevant energy storage system will begin in the summer of 2026, and operation is scheduled to start in the second half of 2027.

* Excluding limited-time operation buildings and small leased buildings, limited to properties where we have power supply and demand contracts.
