Mitsui Fudosan Co., Ltd. (Location: Chuo-ku, Tokyo; President and CEO: Shun Ueda) announced today that construction has commenced on the redevelopment project (Block B) for "Mitsui Outlet Park Tama Minami Osawa," which it operates in Hachioji City, Tokyo. The opening is scheduled for spring 2028.
This facility is conveniently located a 2-minute walk from Minami-Osawa Station on the Keio Sagamihara Line, and easily accessible from various interchanges of the Chuo Expressway and Ken-O Expressway. Since its opening in 2000, it has been operating for approximately 25 years, growing together with the local community.
In this project, Block A will undergo renovation while continuing operations, and Block B will be rebuilt, scaling up the facility to become the largest outlet in Tokyo. Furthermore, by enhancing dining functions, including a food court, and strengthening event functions with the development of a large covered plaza, the facility aims to provide diverse ways to spend time beyond just shopping, thereby bringing even greater vibrancy.

**Key Features of This Project**
**1. "Continuation" and "Development" of Vibrancy** Since its opening in 2000, this facility has grown with the community for approximately 25 years. This project aims to create a commercial facility for the next 30 years, based on the concept of **"continuation" and "development" of vibrancy**.
"Continuation" of Vibrancy While a complete rebuilding would require a long-term closure of the entire facility, this project will renovate Block A while continuing operations and only rebuild Block B, thereby maintaining the vibrancy of the Minami-Osawa area. During the construction period, initiatives are also being implemented to create a place where anyone can easily stop by and enjoy, such as art decorations on temporary fences and the installation of food trucks and rest areas in event spaces along pedestrian paths.

"Development" of Vibrancy In this project, the rebuilding of Block B will expand the number of stores from approximately 110 to about 150. Additionally, dining functions, including a food court, which were frequently requested by customers, will be enhanced. Furthermore, a large covered plaza will be developed, and through various events held in the plaza, diverse ways to spend time beyond shopping will be offered, thereby further enriching the stay and interaction functions. Simultaneously, Block A will undergo repainting of exterior walls, replacement of flooring, and development of some plazas while continuing operations, aiming to improve the overall comfort and circulation of the entire facility.
**2. Community-linked Urban Development** Currently, Hachioji City is considering enhancing the quality of public spaces around Minami-Osawa Station through the redevelopment of pedestrian areas, which will be the main access route to this facility, and Minami-Osawa Nakago Park. By closely collaborating with this project in both hardware and software aspects, our company will promote urban development aimed at improving the appeal of the area, going beyond mere renewal of commercial facilities.
Furthermore, on March 8, 2026, our company concluded a "Comprehensive Partnership Agreement" with Hachioji City and Mitsui Fudosan Retail Management Co., Ltd. to strengthen mutual cooperation and promote the revitalization of the local community and improvement of citizen services. We aim for the sustainable development of the entire Minami-Osawa area, collaborating with Hachioji City, commercial facilities around the station, the Tokyo Metropolitan Government, and Tokyo Metropolitan University.

**3. Sustainability Initiatives** In this project, instead of a complete rebuilding, Block A will be renovated utilizing the existing building, thereby addressing ESG issues such as reducing CO₂ emissions. In addition, we aim to reduce environmental impact through the installation of solar power generation equipment and the introduction of energy-saving items.
