MetroResidences is transforming Japan's rental housing market by bridging the gap in supply and demand for medium-to-long-term stays (1-12 months) in Japan.

Previously, foreigners staying for several months had limited options: expensive "hotels" or Japanese-style rental contracts with high hurdles such as two-year contracts and guarantor requirements, which are difficult for foreigners.

This project, in partnership with "Social Interior," which operates a design furniture subscription service, enables immediate move-in to rooms fully furnished with designer furniture. By combining cutting-edge proptech with the latest AI, we are responding to the increasing demand for high-quality and flexible housing from global talent.

Sophisticated living spaces with total design by a space production company. "Social Interior," which handles over 1,000 brands of interiors, oversees the interior design, furniture procurement, and coordination. We offer not just a place to stay, but housing and a lifestyle designed to enhance the productivity of global business professionals.

Designed for families and business professionals. A high proportion of 2LDK units are planned. Designed with modern small families with one or two children in mind. The second bedroom can also be converted into a dedicated study (workroom) for business professionals.

Outstanding occupancy performance: Consistently achieving high stability with an average occupancy rate of 88%, an average rent of ¥30,000-¥35,000 per tsubo, and an average stay of 4 months. We provide high profitability to property owners through a unique pricing algorithm specialized for corporate demand.

Reliable operational capabilities: We have played a role as social infrastructure in critical situations, such as handling the bulk rental of 300 units during the Tokyo Olympics and providing essential housing support for returning Japanese nationals during the COVID-19 pandemic.
