List Development Acquires Office Building Within Walking Distance of Shinjuku Station, Near Shinjuku Gyoen

List Development Co., Ltd. (President: Hiroyuki Kiuchi, Headquarters: Yokohama City, Kanagawa Prefecture; hereinafter 'LD'), a consolidated subsidiary of the comprehensive real estate company List Co., Ltd. (President: Naoyuki Kitami, Headquarters: Yokohama City, Kanagawa Prefecture), acquired the office building 'Nakanishi Building' (hereinafter 'the Property'), located within walking distance of Shinjuku Station, on March 31, 2026.

Background of the Acquisition

The Property features a highly convenient location accessible by multiple train lines, including a 7-minute walk from 'Shinjuku' Station on various JR lines, a 3-minute walk from 'Shinjuku Sanchome' Station, and a 4-minute walk from 'Yoyogi' Station. Shinjuku Station is a terminal station boasting the world's highest number of passengers, and the surrounding area has a concentration of companies in diverse industries, making it an area where stable office demand is expected.

Furthermore, the Property is a highly visible office building along Meiji-dori, located on the southeast side of Shinjuku Station. Given its location characteristics and convenience, we believe that stable tenant demand is expected to continue, and it will have an advantage in recruiting new tenants. We decided to acquire the Property because we judged that an improvement in asset value can be expected by implementing appropriate repair work on the existing building to achieve a value-up.

LD will continue to contribute to regional revitalization through our condominium sales and development business and our real estate solutions business, which maximizes the value of real estate.
