Invalance and Unito Sign Partnership Agreement for Hotel Operations

Invalance Co., Ltd. (Headquarters: Shibuya-ku, Tokyo; President: Yukihiro Motooka), part of the Daito Trust Construction Group, has signed a partnership agreement for hotel operations with Unito Co., Ltd. (Headquarters: Meguro-ku, Tokyo; President: Yutaro Kondo), a company specializing in hotel planning, development, and operation. As the first concrete initiative based on this agreement, lease agreements have been concluded for three properties (two in Fukuoka and one in Asakusa) under Invalance's new brand "HOTEL LUXUDEAR RESIDENCE"*, with phased openings scheduled from Spring 2027.

Daito Trust Construction Co., Ltd. and Unito entered into a capital and business alliance in March 2024, and have since been collaborating by mutually leveraging their respective business foundations and networks. This partnership agreement between Invalance and Unito marks the first concrete hotel business development within the group based on this capital and business alliance, and serves as a stepping stone for Daito Trust Construction Group's full-scale entry into the hotel business.

The background of this project is the rapid increase in demand for "apartment-style hotels" for medium- to long-term stays, driven by inbound tourism and the government's promotion of multi-regional living and fostering relationships with people across different regions.

Unlike conventional business hotels, the hotels to be developed will be equipped with kitchens and appliances in guest rooms to ensure a comfortable stay for domestic families and medium- to long-term visitors from both Japan and abroad. Furthermore, by incorporating "CLT (Cross Laminated Timber)," an environmentally friendly building material, into parts of the design and exposing it, the project aims to achieve both sustainable hotel development and a warm, sophisticated spatial design.

Following these three properties, a total of seven properties are planned for development, primarily in designated cities in areas such as Hokkaido, Kinki, and Chugoku. The goal is to open approximately 600 rooms across 10 hotels nationwide by fiscal year 2028.

The Daito Trust Construction Group positions this project as a key investment to realize its long-term vision of "strengthening the real estate development business" and is vigorously promoting the establishment of next-generation real estate utilization models.
