Nippon Fukufuku General Incorporated Association (Yokohama City, Kanagawa Prefecture / Representative Director: Koichi Fukumoto) will launch an AI matching automatic proposal system on April 9, 2026, at its specialized property information website for warehouses and factories, 'Nippon Souko.' This system is the first of its kind for a warehouse and factory specialized website*¹.

■ A Frequent Inquiry We Receive

Nippon Souko receives over 300 inquiries every month.
The most common one is:

'Can you notify me when a property that matches my criteria becomes available?'

We completely understand. Warehouses and factories are rented out quickly once they become available, so even if you don't find one today, one might appear next week. Therefore, 'Please let me know when one is available' is a very natural request.

However, remembering each individual's desired conditions, cross-referencing them with daily updated listings, and contacting the relevant people – doing this manually has honestly reached its limits.

We've been troubled by our inability to fully respond to those who ask us to 'let them know.'

■ Warehouses and Factories Are Truly Difficult to Find

Why is there such a high volume of 'please let me know' requests in the first place?

Anyone who has searched for a warehouse or factory will understand that the real estate situation in this sector is completely different from residential properties. Few real estate companies handle them. Owners don't actively publicize vacancies. Even if listed on major portal sites, you cannot filter by crucial conditions for warehouses like ceiling height or vehicle access routes.

Moreover, it's not uncommon for properties to be decided the moment they become available, so if the timing is off, you may continue to miss out indefinitely.

We started Nippon Souko because we wanted to do something about this situation.

■ We Decided to Utilize the Power of AI

The system we are introducing is simple.

The system will remember the desired conditions registered by customers (area, size, rent) and AI will automatically match them every time a new property is listed. If a property matching the conditions is found, it will be notified to that person via email only.

You don't have to check the site every day; you'll receive a notification at the exact moment a property matching your criteria appears.

We can finally respond to 'Please let me know.'

■ This is an Initiative Unique to Warehouse and Factory Specialized Sites

In the residential sector, property suggestions using AI are starting to become widespread, but no site in the warehouse and factory sector had tackled this yet*¹.

We understand the reasons. Compared to residential properties, warehouses and factories have fewer users, and each property has many unique conditions such as ceiling height, load capacity, temperature control, and vehicle access requirements. The volume and quality of data are not as standardized as for residential properties.

However, Nippon Souko has 13,925 property data points and 4,289 inquiry records. The accumulation of data specialized for warehouses and factories over two and a half years has made this system possible.

■ A Little About Nippon Souko

Nippon Souko started in October 2023. It is operated by a non-profit organization called Nippon Fukufuku General Incorporated Association.

Why non-profit?

Representative Director Koichi Fukumoto has worked in the real estate industry for over 20 years and has consistently felt the lack of information regarding warehouses and factories. He started Nippon Souko with the idea of 'If no one else is doing it, I will.' But there was something else he wanted to achieve: creating a system where social contribution is naturally integrated into the ordinary business of searching for warehouses.

At Nippon Souko, a donation of 1 yen is made just by visiting the site, 100 yen for member registration, and 20% of the brokerage fee upon contract. The donation recipients are 8 organizations: Japanese Red Cross Society, Grameen Japan, Japan Single Mothers Support Association, Sosteneg-up Net, Civic Force, NPO Yume no Takarabako, WWF Japan, and KJA.

The cumulative donation amount has reached 7.2 million yen (as of March 2026).

■ What Has Happened in Two and a Half Years

We have summarized the figures since the release in October 2023 (as of April 1, 2026).

* Number of registered members: 4,289 companies
* Monthly PV: 110,000 views
* Monthly inquiries: Approx. 300 cases
* Cumulative donations: 7.2 million yen

We have managed to list more than twice the number of properties compared to the second-ranked site. However, simply increasing the number of properties did not allow us to respond to the 'please let me know' requests. That's why we have now introduced the AI system.
