Four companies—Sanyo Homes Corporation (hereinafter "Sanyo Homes"), JPMC Ltd. (hereinafter "JPMC"), Mitsubishi Estate Co., Ltd. (hereinafter "Mitsubishi Estate"), and TEPCO Energy Partner, Inc. (hereinafter "TEPCO EP")—are jointly launching a project (hereinafter "the Project") to develop high-value-added rental housing in the four major metropolitan areas of Japan (Tokyo, Nagoya, Osaka, and Fukuoka). This project integrates Mitsubishi Estate's "HOMETACT" smart home service and energy management functions into the "pet-friendly rental housing" promoted by Sanyo Homes and JPMC, aiming to achieve "true coexistence with pets" through hardware, software, and services, and to establish a new standard for living.

【Background and Purpose of the Project】

Currently, the number of dogs and cats kept in Japan exceeds the number of children under 15, establishing pets as "members of the family." However, in the rental housing market, "pet-friendly" properties remain scarce. There is a severe shortage of properties that address the critical challenges faced by pet owners, such as accommodating multiple pets or large dogs, ensuring safety while pets are left alone, and managing utility costs due to continuous air conditioning use.

Through the empathetic pet-friendly rental housing promoted by Sanyo Homes and JPMC, we will solve these critical challenges—such as "ensuring safety while pets are alone" and "utility cost burdens from 24-hour air conditioning"—using advanced solutions.

To enhance the value of rental properties and increase satisfaction for both property owners and tenants, we provide the following solutions:

Comprehensive Smart Home Service "HOMETACT" (Mitsubishi Estate)

We are introducing "HOMETACT," a comprehensive smart home service provided by Mitsubishi Estate. By using the app for remote operation and utilizing the "scene" function for automated control, residents can manage air conditioning and lighting to maintain a comfortable environment for pets left at home.

Additionally, smart locks are installed at the entrance. This allows for smooth entry after walks and easy granting of temporary access rights to pet sitters (via one-day passwords), significantly enhancing both security and convenience*. This also contributes to operational efficiency for management companies, such as enabling unmanned property viewings, and improves the overall customer experience.

*Available features may vary depending on the property and installed equipment.

Energy Solution "Enekari Plus" (TEPCO EP)

We are adopting "Enekari Plus," a solar power PPA service(*) provided by TEPCO EP. By directly using electricity generated by solar panels installed on the property (self-consumption), residents can significantly reduce daytime utility costs, which often increase due to continuous air conditioning necessary for maintaining pet health.

Tenants can enjoy economic benefits while contributing to CO2 emission reductions, realizing a sustainable lifestyle.

(*A PPA service allows for the installation of solar power systems with zero initial cost by contracting with a PPA provider, who also handles maintenance. While a fixed monthly fee is required, the equipment is transferred to the owner free of charge after the contract period ends.)
