■Background and Aim of the Renewal
In recent years, due to the soaring prices of detached houses and condominiums, more people are seeking to realize their ideal lifestyle in rental housing. Based on these needs, we conducted a survey*2 targeting approximately 1,000 male and female rental residents to explore what is desired in rental housing. The results showed that "wanting to live with peace of mind and body" and "a comfortable space" were among the top responses for what people hoped for in their homes, indicating a demand for "leisure" and "comfort." It also became clear that 76% of respondents had some kind of problem with "flow/layout," "storage in the right places," and "family cooperation."
Based on these results, this renewal considers concepts based on the values that the main target, Gen Y and some Gen Z*3, seek in their lives, and also improves design to enhance resident satisfaction and competitiveness in rental housing management. Furthermore, looking ahead to the next-generation multi-unit housing ZEH standard "GX ZEH-M*4," it enables insulation performance grade 6*5 and a 35% reduction in primary energy consumption, also supporting "GX-Oriented Housing"*6.

We will arrange facilities and layouts to create leisure time and peace of mind, and allow residents to feel a sparkle in their lives, by resolving "dissatisfaction and inconvenience" in various aspects of daily life, such as daily flow, housework, and family time. Based on survey feedback, we will enhance the value of living with the following three points:
"Beautiful Living"... Ease of tidying up, ease of grooming, etc.
"Enjoyable Living"... Ideas for enjoying family time and housework itself
"Gentle Living"... Layouts that make it easy to watch over children, and facilities that are easy for both adults and children to use.
