Background and Objectives of the Introduction
"Frontier Residence Kinshicho" is a large-scale rental residence with 313 units, situated in a living area that includes two stations and four train lines: Oshiage, with views of the Tokyo Skytree, and Kinshicho, where old and new vibrancy intersect. The property is in a rare location that combines the convenience of large commercial facilities with the lush greenery of Kinshi Park. The building is also equipped with enriching common facilities, including a fitness gym, a study room, and a supermarket on the first floor.
In renovating this property, LaSalle Investment Management sought to create "premium residential value with advanced features" that would match the excellent location and high-function building specifications. Consequently, HOMMA's "architecture-integrated smart home system" was adopted. This system creates a comfortable environment automatically, with architecture and technology working as one, without residents needing to purchase additional IoT devices or perform complex setups.
About HOMMA's 'Built-in Intelligence'
HOMMA provides a product called "Built-in Intelligence," which merges architecture and technology. The key feature of this product is its "smart-from-the-construction-phase" approach. From the housing design stage, the placement of sensors, lighting, shades, air conditioning, auto-locks, and more are planned as an integrated whole, embedding technology into the architecture itself. This eliminates all the cumbersome hassles typically associated with smart home adoption, such as "post-move-in device purchases," "app configuration," and "network adjustments." The system includes features like lights that automatically turn on and off by detecting human movement, and circadian lighting that adjusts the lighting across five time zones in sync with the natural changes in daylight. Residents can enhance their quality of time at home through an automated, hands-free living experience that doesn't even require a dedicated app or voice commands.
