HOMMA Group Inc. (Headquarters: Shibuya-ku, Tokyo; CEO: Takeshi Homma; hereinafter 'HOMMA'), a Silicon Valley-founded company creating future homes by fusing architecture and technology, has provided its architecture-integrated smart home system to a new model house established in spring 2026 by Tanabe no Mori Co., Ltd. (hereinafter 'Tanabe no Mori') in Matsue City, Shimane Prefecture. This marks the first instance in West Japan of a model house adopting HOMMA's architecture-integrated smart home system.

### Background and Purpose of Implementation The collaboration between HOMMA and Tanabe no Mori began following the 'Gogin Startup Fest' hosted by The San-in Godo Bank in March 2025. Tanabe no Mori, which values 'homes living with natural materials,' sought new added value and unprecedented lifestyles. They resonated with HOMMA's vision of 'fusing architecture and technology,' leading to this implementation. By combining Tanabe no Mori's high design capabilities and commitment to natural materials with HOMMA's advanced technology, the partnership proposes a new form of housing that balances 'ease of living' with 'increased real estate value.'

### About 'Built-in Intelligence' provided by HOMMA HOMMA provides 'Built-in Intelligence,' a product that merges architecture and technology. The core feature of this product is its approach to 'smartification from the architectural stage.' From the design phase, the placement of sensors, lighting, shades, air conditioning, and auto-locks is planned integrally, integrating technology directly into the building itself.

This eliminates all the cumbersome tasks typically associated with standard smart home installations, such as 'purchasing devices after moving in,' 'app settings,' and 'network adjustments.' Equipped with systems where lights automatically turn on and off by sensing human movement, and circadian lighting that adjusts across five time zones to match the natural light, residents can enjoy a quality lifestyle through automated and hands-free living that requires no dedicated apps or voice commands.

### Comment from Jun Kono, CEO of Tanabe no Mori Co., Ltd. 'This model house was designed with a focus on the increasing number of dual-income households in Shimane Prefecture, under the theme of "a home that comfortably organizes time at home even in a busy daily life." By combining our long-cultivated design skills, natural material home building, and connection with gardens with HOMMA Group's smart home technology, we have realized a home that equally fuses the expertise and philosophies of both companies, offering comfort, energy efficiency, and future-readiness.'

'The building uses timber from the Tanabe family's company-owned forests and Shimane-produced wood for structural materials, with natural materials like solid wood and plastered walls used throughout. We carefully designed it to be a space that gently appeals to the five senses, considering circulation plans, storage, and the intake of light and wind so that the flow of daily chores and living is naturally organized.'

'Furthermore, with HOMMA Smart Home, residents can centrally manage lighting, air conditioning, and security, reducing the burden of living while experiencing a next-generation home that considers energy efficiency. This model house was primarily designed by our young design staff who will lead the future of Tanabe no Mori. It is also a project that symbolizes our attitude toward craftsmanship, fostering talent through practice.'

### Comment from Takeshi Homma, CEO of HOMMA Group Inc. 'I am deeply moved and delighted that the implementation of West Japan's first HOMMA smart home for detached housing has been realized in the San-in region, where I was born and raised, alongside such a wonderful partner as Tanabe no Mori.'

'The beautiful homes valued by Tanabe no Mori, where one can feel the warmth of natural materials and harmony with the garden, evolve from mere containers to entities that stay close to and support residents through the fusion with HOMMA's core technology, "Built-in Intelligence." Our technology aims to dramatically enhance the "quality of time at home" by acting like a backstage supporter that organizes the environment without asserting its presence.'

'I sincerely hope this model house becomes a symbol of next-generation living where nature and technology harmonize, and a place where many people in my hometown, the San-in region, can experience that comfort and new possibilities.'

### Overview of Tanabe no Mori's Model House This model house is a 2LDK residence where Tanabe no Mori's design, emphasizing 'natural materials' and 'connection with the garden,' is fused with HOMMA's system.
