Hankyu Hanshin Properties Co., Ltd. is pleased to announce that it has commenced construction of the "GEO" new condominium in Nishi-Saidaiji-cho, Nara City, Nara Prefecture, marking the first new condominium development project by the company in Nara Prefecture.

As part of these efforts, we have decided to adopt the GX ZEH standard, a new environmental performance standard for housing planned by the government for introduction in fiscal year 2027, as a standard for new condominiums planned by our company from February 2026 onwards.
This property is the second new condominium developed by our company to meet these GX ZEH standards. To achieve these standards, in cooperation with Kansai Electric Power Co., Inc. (hereinafter "Kansai Electric Power"), which possesses expertise in energy saving and decarbonization in the housing sector, we are actively adopting equipment that can reduce the primary energy consumption reduction rate by over 35% for the entire building, including the introduction of a hybrid water heater for the first time in new condominiums in the Kansai region, as well as equipment that contributes to significant improvements in insulation performance, aiming to promote energy saving and decarbonization throughout the condominium.

About the various eco-friendly facilities planned for this property
This property is planned to comply with "GX ZEH Standards," the new environmental performance standard for housing, and to obtain certification as a "Low-Carbon Building" established under the "Act on Promoting the Low-Carbon Society" (Eco-Town Law) by actively introducing the following facilities:
(1) Adoption of a Hybrid Water Heater - First Introduction in New Condominiums in the Kansai Region
Water heating equipment is said to account for approximately 30% of primary energy consumption in households. For this property, based on energy solution proposals from Kansai Electric Power, we will adopt a hybrid water heater as equipment for energy saving in water heating. This system combines a "heat pump" utilizing air heat with an "electric" power source and a high-efficiency "gas" water heater. By leveraging the high energy-saving performance of the heat pump and supplementing with the gas water heater when needed, it can produce hot water with less energy, contributing to the reduction of environmental impact. The Noritz "HPHB R290" (70L MODEL) natural refrigerant hybrid water heater adopted this time reduces CO2 emissions by approximately 55% and primary energy consumption for water heating and warming by approximately 44% compared to the company's conventional gas water heaters, achieving both environmental friendliness and energy saving.
(2) Environmental Considerations in Common Area Facilities
- Solar power generation panels will be installed on the rooftop, and the generated electricity will be used for common areas such as the caretaker's room and common corridors. This will reduce electricity costs and is expected to lower building management fees borne by residents.
- EV charging outlets will be installed in some parking spaces. While our condominiums have previously installed outlets in about 20% of parking spaces, this property will increase that to approximately 60% of the parking spaces, preparing for the future widespread adoption of electric vehicles.
(3) Environmental Considerations in Private Unit Facilities
To ensure high insulation performance, thick insulation materials will be used in areas exposed to the outside air, such as exterior walls and roof slabs. Additionally, Low-E multilayer glass, which achieves both high insulation and heat shielding by coating the inside of the multilayer glass with a metallic film called a Low-E film that suppresses heat transfer, will be used for the openings of the dwelling units. In addition to these, products that contribute not only to energy-saving performance but also to the reduction of running costs, such as floor heating, LED lighting, and insulated bathtubs, will be actively adopted.
