HAJIME Asset Management Participates in Formation of Private Fund for Ichiken Co., Ltd.'s Rental Detached Houses

Ichiken Co., Ltd. (Head Office: Toshima-ku, Tokyo; Representative Director: Tadami Horiguchi; hereinafter, Ichiken), a core company of Iida Group Holdings, and HAJIME Asset Management Co., Ltd. (Head Office: Toshima-ku, Tokyo; Representative Director and President: Hideaki Nakahara; hereinafter, HAJIME Asset Management) have transferred rental detached houses owned by Ichiken to "Godo Kaisha Casa" (hereinafter, the Fund), a private fund in which HAJIME Asset Management participates in formation and undertakes sub-asset management services.

For HAJIME Asset Management, this marks its first engagement in sub-asset management services and its first operation as a sub-AM since the company's establishment.

The Fund targets properties that were originally detached houses built by Ichiken for sale, then converted and operated as rental properties, which have now been securitized into real estate trust beneficiary rights. A key feature of these properties is that all are detached houses located in Tokyo and three surrounding prefectures, ensuring a high degree of risk diversification. Furthermore, their wooden construction contributes to reducing environmental impact.
