This service will be available from July 2026.

"Invisible Risks" in Choosing a Home for Cat Owners

In the event of a disaster, evacuating with pets is not easy. Some designated evacuation centers may not have adequate systems for accepting animals, making disaster risk assessment at the housing selection stage a critical issue for the peace of mind of cat owners.

However, in reality, rental property selection often relies on easily observable conditions such as proximity to work, rent, and floor plan, while disaster risks, such as those shown on hazard maps, and potential future repair and restoration costs are often overlooked.

In typical real estate transactions, explanations of disaster risks, including hazard maps, are provided during the "important matters explanation" just before signing the contract. Under the Building Lots and Buildings Transaction Business Act, there is no obligation to provide such explanations before application, and prospective tenants often only encounter this information after they have already applied. Ideally, this information should be presented during the property comparison and consideration phase, such as during viewings. However, prospective tenants have limitations in researching and assessing these risks on their own beforehand.

Furthermore, even if a property is listed as "pet-friendly," it may not be explicitly stated whether it is "cat-friendly" in the property overview, often requiring individual confirmation with the management company or landlord. While initial costs may appear low, there are also economic risks that are difficult to see at the time of contract, such as unexpectedly high restoration costs upon moving out.

Gorogoro Fudosan developed the 5656 Score to change this situation where issues are only discovered "after applying or after moving in."

Overview of the 5656 Score

"5656" is a play on words for "Gorogoro" (purring sound) and also represents the structure of the index itself: 56 evaluation items, a 5-level rating, and 6 axes. The intention is for the naming and design to align, making the meaning of the index intuitively memorable.

The 5656 Score evaluates the livability of a property along the following 6 axes:

【Evaluation Axes (6 Axes)】 Comfort / Peace of Mind / Cat Friendliness / Safety / Economy / Convenience

【Evaluation Method】 Each of the 56 evaluation items is scored on a 5-level scale, and the overall evaluation is given a rank from A to D on a radar chart of the 6 axes. If critical items related to safety, such as escape prevention, are significantly low, a mechanism is in place to prevent the property from receiving a top rank, regardless of the scores on other axes.

【Output】 A one-page A4 report including a 5-level, 5-grid radar chart, a rank (A-D), and improvement suggestion comments.

"Gorotto 5-Year Estimate" Provided with the 5656 Score

In conjunction with the provision of the 5656 Score, we provide customers with a "Gorotto 5-Year Estimate" during the viewing stage. This estimate calculates the total cost over a 5-year period, covering 6 items including initial costs, monthly fees, brokerage fees, renewal fees, and estimated moving-out expenses. Unlike typical real estate transactions where the full scope of expenses is not clear until just before application, this provides an environment where customers can make decisions with peace of mind from the comparison and consideration stage. ("Gorotto" is a coined word combining "Goro" from Gorogoro Fudosan and the structure of 5 years and 6 items).

By visualizing the livability of a property with a score and presenting the overall cost picture at the time of viewing, we aim to reduce risks that are only discovered "after moving in" from the consideration stage. This is the consistent service design of our company.

Background of Development

The development of the 5656 Score is deeply rooted in the representative's personal experiences.

Central to this is the experience of producing specialized pet-friendly housing for cats. Through numerous cases in planning co-living apartments and on actual renovation sites, we have realized that floor plans and traffic lines that are safe and comfortable for cats do not always align with those that are easy for humans to live with. Experience in visualizing elements that cannot be conveyed through blueprints or property overviews alone, such as measures for preventing escapes, consideration for damage from scratching, and securing space for vertical movement, has been reflected in the "Cat Friendliness" and "Peace of Mind" evaluation items of the 5656 Score.

Additionally, due to past experiences with burglary and stalking, the representative keenly felt that home "safety" is directly linked to peace of mind in daily life. This led to involvement in planning Mie Prefecture's first "Safe and Secure Home" certified property (by the General Incorporated Association National Crime Prevention Promotion Organization) (Note 1). This project was carried out by our affiliated company, iy Corgi LLC, in which the representative is involved in management. The knowledge and awareness gained from this have been carried over into the design of the "Safety" axis of the 5656 Score.

Experience supporting disaster-stricken areas during the Kumamoto earthquake as a disaster mitigation specialist also forms the foundation for the disaster-related evaluation items within the "Safety" axis.

Future Outlook

The 5656 Score is scheduled to undergo trial operation in July 2026, followed by full-scale service launch in August 2026. Although Gorogoro Fudosan has been in operation for less than six months since its opening on February 22, 2026, we have been able to realize our long-held vision of "visualizing livability" at an early stage.

After the service launch, we plan to conduct regular surveys of actual residents and continuously review the evaluation items and their weighting. The rationale behind each evaluation item will also be sequentially published on the Gorogoro Fudosan website and note. In the future, we aim to develop it into a more objective index by collaborating with multiple experts in cat-friendly housing.
