Acquisition of Land for Logistics Facility Development in Kasukabe City, Saitama Prefecture
--Ascott and eco properties Launch Refrigerated Warehouse Development Project--
Ascott Co., Ltd. (Headquarters: Shibuya-ku, Tokyo; President: Tsuyoshi Oike; hereinafter "Ascott") and eco properties Inc. (Headquarters: Chiyoda-ku, Tokyo; Representative: Masashi Fukushima; hereinafter "eco properties") are pleased to announce that they have acquired land for logistics facility development in Kasukabe City, Saitama Prefecture, through a special purpose company in which Ascott has invested and eco properties has been entrusted with asset management and leasing management services, thereby launching a refrigerated warehouse development project.
This project involves Ascott, which has extensive experience in real estate development, participating as an investor, and eco properties, which possesses specialized knowledge in logistics facility development, participating as an asset manager. The objective is to develop a multi-tenant refrigerated warehouse to meet the growing demand for cold chain logistics in the Tokyo metropolitan area.
The planned site is located in Shimoyagi, Kasukabe City, Saitama Prefecture, with excellent access to National Route 16 and National Route 4, which are major arteries for logistics in the Tokyo metropolitan area. It is also approximately 15 km from the Iwatsuki IC on the Tohoku Expressway. By utilizing the Tokyo Gaikan Expressway (Gaikan-do) and the Metropolitan Inter-City Expressway (Ken-O Expressway), it is a prime logistics location capable of supporting wide-area distribution to the Tokyo metropolitan area.
This facility is designed as a refrigerated warehouse with a focus on high storage efficiency and a sufficient number of loading docks. The second and third floors of the warehouse are planned to have a clear height of 6.5m under the beams. Compared to warehouses with a typical clear height of 5.5m under the beams, this will result in approximately 1.2 times the storage capacity in tons, based on our assumed storage conditions. This will meet the needs for efficient storage of refrigerated and frozen goods. Furthermore, by adopting a central aisle and arranging truck docks on four sides, sufficient docking capacity will be secured for each partitioned area even when the facility is divided among tenants. In addition, parking spaces for large vehicles and passenger cars are planned, reflecting a facility design that considers the convenience of large vehicle waiting/operation and employee commuting.

In recent years, driven by the expansion of the frozen food market due to lifestyle changes, the advancement of e-commerce, and the diversification of food distribution, the demand for refrigerated logistics facilities capable of precise temperature control has been rapidly increasing. However, many of the refrigerated warehouses currently in operation in Japan are aging, which is a common issue for the entire logistics industry.
This project aims to respond to the need for relocation and modernization due to the aging of existing facilities, as well as to contribute to the development of stable cold chain logistics infrastructure in the Tokyo metropolitan area.
Moving forward, we will proceed with consultations with relevant parties and promote development towards the realization of a sustainable logistics hub that supports the affluent lives and economic activities of the local community.
