With the commencement of the new station building and the progress of the station area development, the convenience and walkability of the station-front area are expected to further increase in the future. In addition, new housing supplies are progressing around the station, and an expanded demand for commercial and lifestyle convenience functions is anticipated along with an increase in the residential population.

Furthermore, since the opening of Youme Town Iizuka, changes have occurred in the flow of people and daily living routes in the entire area, including around the station. In response to these changes in the urban environment, we decided to acquire this rare large site in front of Iizuka Station. This acquisition is not merely a real estate purchase, but a strategic step looking ahead to the enhancement of future urban functions and the improvement of regional value.

The "Iizuka Station Front Project Site" acquired this time is located at 50-2 Horiike and 18 other lots in Iizuka City, Fukuoka Prefecture, offering high transportation convenience at about a 4-minute walk from JR Chikuho Main Line "Iizuka" Station. The land area is 5,339.2 square meters (1,615.10 tsubo), and because it is a cohesive site adjacent to Youme Town Iizuka, it is highly rare land that possesses the potential of both a station-front location and commercial agglomeration.

The zoning is commercial, with a building coverage ratio of 80% and a floor-area ratio of 400%, bordering a public road on the east side by approximately 11 meters for a frontage of about 59 meters. Given these conditions, depending on future utilization, this site has the potential to become a receptacle for Iizuka City's new urban functions, such as commercial, business, residential, and lifestyle convenience facilities. From this land acquisition as a starting point, our company aims to implement new value appropriate for the station-front area.
