Seminar Content

In condominiums over 40 years old, over half of households have a head of household aged 70 or older (*1), indicating the progression of the so-called "dual aging" of both the buildings and their residents. Under these circumstances, challenges such as difficulties in consensus building, a shortage of condominium association officers, and insufficient repair reserve funds have become apparent.

Furthermore, while many condominiums built during the period of high economic growth are reaching their reconstruction phase, cases of actual reconstruction have been limited due to the difficulty in reaching consensus. Against this backdrop, the condominium-related laws were revised in April 2026.

Therefore, this seminar will feature Mr. Gen Sato, representative of Yokohama Marine Law Office, as a guest speaker, who will provide an easy-to-understand explanation of the revision points of the "Condominium Redevelopment Facilitation Act (formerly Condominium Reconstruction Facilitation Act)" and its impact on practical operations.

Additionally, we will explore the options and possibilities for future condominium redevelopment.

Attorney, Condominium Manager. Visiting Associate Professor at Yokohama City University Graduate School. Has served as a part-time judge (civil conciliation officer), a committee member for the Ministry of Land, Infrastructure, Transport and Tourism's "Review Committee on the Revision of Standard Condominium Management Rules Accompanying the 2025 Condominium Related Law Revisions," and a committee member for the Sendai City Condominium Management Proper Promotion Policy Study Committee, among other roles. Currently serves as a committee member for the Condominium Manager Examination, a member of the Yokohama City Housing Policy Council, a member of the Kanagawa Prefecture Construction Dispute Resolution Committee, and a member of the Chigasaki City Administrative Appeal Review Committee.

Condominium Manager, Disaster Prevention Specialist. After working in new condominium sales and brokerage at a real estate company, transferred to Daiwa Life Next.
