■ Development Site

The facility is located in Okubo, Akashi City, Hyogo Prefecture. It fronts National Route 2, a major arterial road, and is approximately 4 km from the 'Okubo' interchange on the Second Shin-Meishin Expressway and about 6 km from the 'Akashi Nishi' interchange, enabling efficient distribution from local to wide-area logistics. Additionally, it is within a 1 km walking distance (approx. 15 minutes) from JR Kobe Line's 'Okubo' Station, ensuring excellent commuting convenience for employees. These locational advantages are expected to support stable facility operations.

The facility will be developed as a logistics hub comprising ten single-story buildings on the same site. It consists of one main logistics warehouse and nine auxiliary buildings designed to support management and operations tailored to the characteristics of stored goods, with a total floor area of 19,291.95㎡ (5,835.81 tsubo) planned. A highly versatile master plan has been adopted to accommodate diverse storage and inbound/outbound operations.

The site includes space for eight large trucks to wait, and 200 dedicated parking spaces for employee passenger vehicles have been secured to support commuting.

The warehouse area features a base specification of a floor load capacity of 1.5 tons/㎡, effective height of over 5.5 meters, and an average illuminance of 200 lux. The structure minimizes columns to leverage the advantages of a single-story design, enabling efficient internal layouts and flexible operations. Additionally, pre-allocated provisions include piping routes for internal air conditioning, outdoor unit placement areas, and space for cubicle expansion, ensuring the facility can accommodate future tenant needs.

For environmental measures, high-efficiency LED lighting will be installed throughout the facility, with partial lighting controlled by motion sensors to reduce unnecessary power consumption. Water-saving sanitary fixtures will also be adopted to reduce water usage. Furthermore, the roof structure is designed to accommodate the future installation of a solar power generation system.
