We are pleased to announce that 'Shop Counter Enterprise,' a DX (Digital Transformation) leasing system for commercial facilities provided by COUNTERWORKS Inc. (Headquarters: Shinagawa-ku, Tokyo; CEO: Naoki Sampei; hereinafter 'COUNTERWORKS'), has been adopted by Keikyu Department Store Co., Ltd. (Headquarters: Yokohama City, Kanagawa Prefecture; President: Ryosuke Shimada), a member of the Keikyu Group. This marks the first time 'Shop Counter Enterprise' has been introduced in a department store format.
*Leasing: Tenant attraction and recruitment operations by commercial facilities.
Background of Introduction
Keikyu Department Store Co., Ltd. has been promoting community-based commercial facility development, operating the 'Keikyu Department Store' department store format and 'Wing' shopping centers that leverage direct station access and prime station-front locations. While possessing expertise in sales floor editing cultivated in the department store business and knowledge of tenant development in shopping center operations, the attraction of event exhibitors and space management were often handled individually by staff responsible for each floor and business category. Furthermore, the management of negotiation progress, contract information, schedules, and billing was primarily conducted using Excel.
As a result, information sharing and handover tended to be highly dependent on individual staff, making the standardization of management operations a major challenge. Moreover, to maintain the freshness of sales floors and minimize vacant periods, it is necessary to maintain contact with a larger number of potential tenants. However, the process from tenant selection to contract involves significant effort and time. In terms of recruitment, while there was an existing network unique to department stores and connections with tenants from shopping centers, there was a strong need to diversify industries and products that had limited contact through push-type leasing alone.
Goals with the Introduction of Shop Counter Enterprise
With the introduction of 'Shop Counter Enterprise,' Keikyu Department Store plans to open a dedicated recruitment website, publishing recruitment information for Keikyu Department Store and three Wing facilities (Shinbashi, Takanawa, Kurihama).
In terms of operations, starting primarily with event recruitment, the aim is to expand connections with businesses in diverse categories that were difficult to meet through traditional human networks alone. By centralizing management from leasing to negotiation, contract, preparation for opening, and settlement/billing, the system will improve operational efficiency and establish a framework that minimizes staff oversight and operational burden, even if the number of target spaces or implementation periods increases.
Furthermore, by utilizing not only existing event spaces but also new common areas such as elevator sides within the building to expand connections with diverse exhibitors, the company aims to create new revenue streams.
COUNTERWORKS will continue to support the DX promotion of commercial facility operations within the Keikyu Group through this introduction to Keikyu Department Store.
Comment from the Introducing Company
Atsuhisa Nakano, Manager, Management Planning Department, Keikyu Department Store Co., Ltd.
'Until now, our company has delivered new discoveries and vibrancy to customers by leveraging our strengths in sales floor creation and event operation cultivated as a department store. However, we believe it is also important to expand connections with more diverse businesses and cultivate new ways to utilize in-store spaces, without being limited by traditional frameworks. With the introduction of 'Shop Counter Enterprise,' we expect to streamline the process from tenant recruitment to negotiation, contract, and settlement, and to visualize and improve the efficiency of management operations. By strengthening our efforts to rent out parts of the building, we aim to create new appeal for customers and enhance the value of both the department store and shopping centers.'
