Upon completion, it will be planned as A-grade commercial offices and employee housing for the semiconductor and AI industries. Construction is expected to begin in November and be completed by the end of 2030, in conjunction with the needs of TSMC and related manufacturers.
The Kaohsiung City Government's Mass Rapid Transit Bureau handled the Kaohsiung MRT R17 World Games Station A5 Block Public Urban Renewal Project, and today held a signing ceremony with "Rih-Sheng Life Technology Co., Ltd." Deputy Mayor Lin Chin-Jung attended and stated that in coordination with TSMC's mass production schedule, the entire project is expected to start construction in November and be completed by the end of 2030, laying the foundation for the most advanced production base for Kaohsiung's semiconductor industry.
Southern Taiwan Science Park Bureau Director-General Cheng Hsiu-Jung stated in her speech that with the continuous development of high-tech industries in Southern Taiwan, the demand for related space and living functions will become increasingly clear. This project is an important part of supporting the development of the Nanzih Science Park, in addition to providing corporate office space, it also complements residential and living functional needs.
The MRT Bureau stated that the project base area is approximately 13,884 square meters (about 4,200 pings). The development plan is centered around three buildings, including 618 corporate dormitories, offering diverse unit types from 7 to 32 pings, for rent to TSMC and related supplier employees, and equipped with a gym, reading room, and shared living facilities.
In addition, there will be 17,000 pings of A-grade commercial offices, 600 pings with a floor load capacity of 1.5 tons, etc., for use by resident manufacturers; and catering and retail functions will be introduced to strengthen the R&D collaboration functions of semiconductor-related manufacturers nearby; and direct connection to the R17 World Games Station via a skybridge, facilitating TSMC and supplier employees to quickly reach their workplaces by MRT.
The MRT Bureau explained that the total investment for this project is NT$8.85 billion. The overall operation will be coordinated by the park management mechanism, and the commercial space will be operated by a professional team to ensure long-term management quality and complete living functions.
