(Taipei, April 18) High-value real estate often becomes a target for fraud rings. The Ministry of the Interior stated today through a press release that to prevent criminals from forging applications for real estate transfer registration or using deceptive tactics to induce people to mortgage their properties for loans, it encourages citizens to actively apply for the "Land Registration Change Instant Notification" service. This is particularly beneficial for elderly individuals living alone or those unfamiliar with communication technology. Once their property rights change, their children or trusted friends can be notified simultaneously, allowing them to raise objections at the earliest opportunity and minimize losses from illegal transfers.

The so-called "Land Registration Change Instant Notification" service, after citizens apply, immediately notifies the applicant and their designated contact person via SMS or email when registrations such as sales or mortgage settings are made for their properties, helping citizens stay informed of property changes in real-time.

The Ministry of the Interior stated that since the "Land Registration Change Instant Notification" service was launched, it has accumulated multiple successful fraud prevention records. For example, recently, a citizen in a certain area received an instant notification SMS from the land office and realized their mother might be a victim of fraud. They immediately reported to the police for assistance. Fortunately, through the care and persuasion of the police and family, the mother realized she had been deceived. She rushed to the land office to raise an objection, successfully preventing her property from being mortgaged for loans and avoiding losses of several million New Taiwan Dollars.

As of the end of March this year, the number of citizens nationwide who have applied for the "Land Registration Change Instant Notification" service has exceeded 950,000. Application methods include: 1. Property owners personally visit any land office to apply in person. 2. Property owners can apply online through the Land Administration Agency's "Digital Counter" website (https://dcland.moi.gov.tw) using a natural person certificate or business certificate. 3. Property owners can apply concurrently when completing the transfer registration for newly acquired property.

The Ministry of the Interior states that in addition to the applicant, one additional trusted friend or relative can be designated as a contact person for notification when applying. This adds another layer of defense for property safety. The Ministry reminds citizens to properly safeguard their personal information, title deeds, and seals, and not to be easily persuaded by unknown individuals to mortgage their properties.
