Sanpuku Management Center (Headquarters: Matsuyama City, Ehime Prefecture) has renovated the former management room on the first floor of the rental apartment 'Matsuyama Grand Heights' (Horie-cho, Matsuyama City, Ehime Prefecture), which it manages, and established a '24-hour gym exclusively for residents.' This initiative was realized in collaboration with the fitness brand 'P-SPO' and proposes a new way of renting that 'incorporates the value of fitness into the rent.'
Toward an era of 'Rent + α'. Creating properties that are chosen. Traditional rental housing was selected based on 'location,' 'rent,' and 'floor plan,' but the era has changed to one where 'added value' is now required. In this initiative, we redefined the value of the property itself under the concept of 'from a place to just live, to a place that enriches life.'
The biggest feature is 'Exclusively for residents'. The biggest feature of the newly established gym is that it is a completely private space for residents that does not accept external users. It is not crowded, provides peace of mind knowing there are no strangers, and completes within one's own living area. Unlike general fitness gyms, it offers 'value that only exists because it is in your own apartment.'
A gym that fits your life, available 24 hours a day. This gym is available 24 hours a day, allowing residents to use it according to their individual lifestyles, such as before work, after returning home, or late at night. It eliminates the need to 'go out of your way to go to the gym' and realizes 'exercise habits that are an extension of daily life.'
Turning vacant management rooms into 'revenue assets'. This project utilizes a management room that was not being used. By reusing existing assets without adding new space, we have improved the property value. This is an initiative that leads to benefits for owners, such as vacancy countermeasures, improved competitiveness, and promotion of long-term residency.
Future development. Sanpuku Management Center will use this initiative as a model case and further accelerate efforts to improve the value of existing properties. We will continue to create new possibilities for rental housing, focusing on the regeneration of unused spaces, measures to improve tenant satisfaction, and the creation of properties that are chosen.
