AI SaaS "AI Cro'style" for Streamlining Real Estate Leasing Brokerage and Management Contracts Selected as Service Provider for Ministry of Land, Infrastructure, Transport and Tourism Demonstration Project

Verification and Objectives of the MLIT Demonstration Project

This project aims to verify the effects of operational efficiency and practical challenges by introducing an AI-powered document creation and review service into actual business operations.

It also aims to verify the effects of improved productivity in real estate businesses and enhanced convenience for consumers through AI utilization, as well as practical and systemic challenges.

We have contributed to the promotion of DX in the real estate industry to date. With this selection as an opportunity, we will further deepen our cooperation and understanding of the project led by the MLIT and contribute to the structural reform of the real estate industry through technology.

"AI Cro'style" Service Overview

"AI Cro'style" is an AI tool exclusively for real estate operations that can automatically generate documents such as the Important Matters Disclosure Statement (Judan Jiko Setsumeisho), Lease Agreement, Brokerage Agreement, Invoice, Settlement Statement, Occupancy Supplementary Materials, and Current Condition Confirmation Statement for leasing brokerage, and the Management Consignment Agreement, etc., for management operations, simply by uploading registered deeds, property overview documents, contract information, property photos, and more.

The generated documents can widely support your company's own formats, allowing for use without changing existing workflows. Even if document formats differ for each company, with unified reading settings, you can simply upload the documents without needing to configure forms for each company, and the AI will read them and output them into a unified document template (your company's format, etc.).

Uploaded documents support PDF/Word/Excel/image formats, and can be used without converting the materials to different file formats.

In the real estate leasing industry, it typically takes 60 to 90 minutes per case to create disclosure statements and contract documents, and many inefficiencies have been issues, such as manual input of property information, modification work for each format, and variations in handling by licensed real estate agents and branches. "AI Cro'style" is a service developed to solve these operational challenges with AI technology, aiming to bring the effort involved in leasing contracts closer to zero.

Service Features

Automatic Generation AI

Simply upload registered deeds, property information, contract information, and property photos, and the AI will automatically generate the documents required for lease contracts. Input work is reduced to almost zero, and data between documents is automatically linked, eliminating the need for duplicate input.

Automatic Proposal Function

The AI reads the uploaded documents and automatically proposes special clauses based on restoration conditions and contract details. It selects the optimal clauses from over 140 special clause templates across 15 categories, and licensed real estate agents can complete the work simply by confirming and approving.

Consistency Check Function

The AI compares registered deeds, contracts, and disclosure statements to automatically detect discrepancies in area, amount, date, etc. It highlights areas requiring correction on the screen, preventing human errors.

Automatic Triage with Confidence Score

The AI assigns a confidence score to all extracted items and automatically assigns items below a certain threshold to "Requires Confirmation." This identifies only the parts that humans need to check, minimizing confirmation time.

Pricing Plans (excluding tax)

"AI Cro'style" offers six plans that can be selected based on the number of contracts handled. A pay-as-you-go plan with no monthly fee is also available for companies handling a small number of contracts.

API Integration / Core System Integration

"AI Cro'style" can output extraction results in JSON, CSV, and TSV formats, allowing for smooth integration with rental management systems and core systems that customers are already using. It supports RestAPI/OpenAPI and is standardly compatible with the import formats of major rental management software. It can also be provided as middleware without a UI, allowing for introduction without changing workflows as it can be directly incorporated into existing core systems.

As an implementation example, in a case where an API for structuring real estate PDF documents was provided, high extraction accuracy was confirmed in verification of 36 actual documents. Furthermore, API integration has achieved significant labor savings in document processing on a scale of 100 cases per month. We also support custom development of RPA/API integration tailored to customer business systems.

Implementation Flow

Implementation is completed in as little as 3 to a maximum of 5 business days from application. After hearing, investigation, and system construction, IDs, passwords, and management screen links will be delivered.

Future Development

Through "AI Cro'style," we will contribute to promoting operational efficiency in the real estate industry. In the future, we plan to sequentially expand functions such as a version for sales contracts, integration with electronic contract systems, API integration with property management systems, automatic generation of documents for foreign residents through multilingual support, and contract information registration function via voice input.
