About the Environmental and Energy-Saving Calculation Center

The Center supports energy efficiency calculations and acquisition of environmental performance certifications (BELS, ZEB/ZEH, CASBEE) for a wide range of asset types—including homes (detached and multi-unit), office buildings, commercial facilities, hotels, warehouses, nursing homes, hospitals, and schools—based on requests from architectural firms, developers, general contractors, real estate funds, and J-REITs.

Generally, energy efficiency calculations for existing buildings are considered more difficult than for new constructions due to incomplete availability of drawings and equipment information. The Center, however, supports both new and existing buildings. In cases where building renovations are required for certification, the Center also provides consulting on what types of renovations are necessary.

Furthermore, Representative Director Keisuke Onoshi possesses expertise in both architecture and investment management, enabling support for certification acquisition from an investment fund perspective. The Center also provides limited consultation on subsidies available for certification acquisition.

Keisuke Onoshi

Graduated from the Department of Architecture, College of Science and Engineering, and the Graduate School of Science and Engineering, Real Estate Science Program, at Nihon University. Joined a major Japanese securities company, assigned to a new business division handling real estate securitization, and engaged in real estate fund arrangement and REIT lead underwriting. Later held similar roles at a major foreign securities firm. In 2012, founded HorizonXX Inc. and became its Representative Director. Anticipating growth in the energy efficiency calculation and environmental performance certification market, launched the Environmental and Energy-Saving Calculation Center business in 2019. Currently supports energy efficiency calculations and certification acquisition for approximately 1,800 buildings annually. Also operates the "Energy Efficiency Calculation School" (an online school) to expand the workforce in this field. Author of "Practical Introduction to Real Estate and Building ESG Capable of Meeting Environmental Performance Certification" (Nihon Shokogyo Shuppan).
