Structural Issues of "Unpaid Condominium Management Fees" That Have Been Left Behind

In the field of condominium management associations, management companies, rental owners, and real estate management companies, unpaid rent and management fees create a significant burden on daily operations. While rent has the option of rent guarantee, unpaid condominium management fees are a structurally difficult area to address.

Although the collection entity is the management association (resident directors), the actual collection work is handled by the management company. In this division of roles, responses tend to be delayed, leading to risks of prolonged uncollected amounts, litigation, and deterioration of communication among residents. The structural difficulty of directors, who are chosen from among the residents, making collection demands has historically left unpaid condominium management fees unaddressed.

"OneNegotiation" Proposes a Third Option

OneNegotiation is an Online Dispute Resolution (ODR) platform certified by the Minister of Justice (Certification Number 176). It enables the completion of agreement formation for payment online for small unpaid amounts such as rent and condominium management fees.

Three Features of OneNegotiation

(1) Everything from application to payment is completed online. Applications can be made with just three pieces of information: name, amount, and contact details. Notifications via email/SMS/postcard, agreement formation, and payment confirmation are all conducted online.

(2) Residents/members can complete everything on their smartphones. After notification, the counterparty can choose from options such as "immediate payment," "installment payment," or "next month payment" themselves. Payment can be completed via smartphone/PC (no phone calls, visits, or postal exchanges occur).

(3) Attorney support if no agreement is reached. If an agreement cannot be reached through dialogue, it is possible to transition to consultation with an attorney (online mediation).
