The Project is a single-tenant, box-type refrigerated and frozen warehouse with four floors above ground and a total floor area of approximately 13,673 square meters. It is located along the Bayshore Route of the Shuto Expressway. Inside the building, the floor load capacity is approximately 1.5 tons per square meter on each floor. Ceiling heights of 6.0 meters on the 1st to 3rd floors and 5.5 to 5.95 meters (under the beams) on the 4th floor enable high stacking of goods. Two freight elevators and two vertical conveyors are installed to improve product transport efficiency. The freezer area is set to -25 degrees Celsius, assuming storage of food and livestock products. The truck bay accommodates four large trucks, ten 4-ton trucks, and two 2-ton trucks. It is also equipped with dedicated power outlets for refrigerated/frozen container trucks and dock levelers to adjust the height difference between truck beds and the warehouse floor, enhancing work efficiency and safety. As part of BCP (Business Continuity Planning) measures, a raised floor design elevating the floor by 1.0 meter has been adopted, and the main equipment, the cubicle, is placed on the second floor to mitigate disaster risks. Environmentally, air conditioning systems using natural refrigerants have been introduced to suppress fluorocarbon emissions, and the facility has achieved a CASBEE A-rank certification.
