B TRACK, a Cultural Creation Hub Supporting Creators' Challenges and Growth, Grandly Opens on June 15, 2026

Real Gate Co., Ltd. (Headquarters: Shibuya-ku, Tokyo; Representative Director: Hiroshi Iwamoto; hereinafter "Real Gate"), which develops real estate revitalization projects mainly in urban areas and has planned and operated over 100 projects including workplaces, hotels, and retail spaces, will grandly open "B TRACK," a multi-use facility consisting of a cafe and offices, on Monday, June 15, 2026. The facility is a revitalized 57-year-old building located in Sendagaya 1-chome, Shibuya-ku.

The facility consists of six floors and a rooftop. The first floor features "MAME Tokyo," a roastery cafe by the Swiss specialty coffee brand "MAME," marking its second Tokyo location (scheduled to open in early August). The second floor houses a shared lounge designed with a focus on its acoustic environment. From the second to the sixth floor, there are "Office / Premium SOHO" units with various sizes and flexible layouts, including maisonette types. The top floor features a rooftop terrace with views of the National Stadium and the surrounding cityscape.

Facility Concept

Utilizing the character of the 57-year-old building with over half a century of history, the concept is centered on respecting the history of Sendagaya, its local craftsmanship, and diverse cultures. The facility provides space for tenant companies and various individuals to express their individuality. It serves as a creative venue where creators gather to experiment and take on new challenges, aiming to generate new value across different fields.

The name "B TRACK" reflects the inheritance of the context of Sendagaya as a "B-side" that has quietly nurtured its own craftsmanship near Harajuku and Omotesando, while linking the history (track) of this area to the future. It aims to become a cultural creation base where next-generation creators gather, engraving diverse expressions as new tracks.

Floor Configuration

1F | MAME Tokyo (Cafe)

The Swiss specialty coffee brand "MAME" will open its second Tokyo roastery cafe, following its first location in Kamiyacho. Owned by Emi Fukahori, who has achievements in world barista championships, the brand is known internationally, with its first shop selected for "The World's 100 Best Coffee Shops." The shop features an in-house roaster and serves coffee using selected beans, craft drinks, and simple snacks. The baristas recommend customized cups of coffee for various daily occasions. The outdoor terrace aims to foster a local community for residents and office workers, with exclusive benefits for building tenants.

2F | Shared Lounge

The shared lounge, supervised by "TRACTION," which handles the interior design and creative direction of the facility, focuses on its acoustic environment. A custom high counter containing a vacuum tube amplifier and speakers manufactured by "Komatsu Sound Lab" is installed. The sound environment is designed to blend naturally into the space. The BGM is curated by the creative group "Jazzy Sport," featuring a playlist centered on tracks from the "B-side of records" that changes with time and seasons.

The space utilizes the texture of aged concrete with minimal decoration, furnished with selected designer furniture and custom fixtures. It is designed as a space for tenants to interact, and regular community events are planned.

The artwork in the space is created by contemporary artist "cobird." In addition to original works inspired by the history of Sendagaya and materials of the building, archive works matching the concept are displayed to stimulate the creativity of tenants.

2F - 6F | Office / SOHO Sections The private office section consists of 27 units, with sizes ranging from approximately 17 square meters to over 130 square meters.
