Background and Purpose of the Survey on Awareness of the Term "Urbanization Control Area"

"Urbanization Control Area" is a zoning classification under the City Planning Act, which, in principle, is an area with strict restrictions where houses cannot be built.

However, because it is a specialized term, awareness of the term itself is low, and many people inherit or purchase real estate without knowing its meaning, only to later struggle with the difficulty of selling it.

Therefore, Dream Planning Co., Ltd. Do you know the term "Urbanization Control Area"?

First, when asked about their understanding of the "Urbanization Control Area" system and characteristics, 44.7% (158 respondents) answered "Yes, I know," which was the most common response.

On the other hand, the ambiguous group who answered "I'm not sure" accounted for 108 respondents (30.6%), and the unaware group who answered "I don't know" accounted for 87 respondents (24.7%). Combining these, more than half (55.3%) of respondents revealed that the majority do not fully grasp the exact meaning or content.

From this result, it became clear that for "Urbanization Control Areas," more than half of the people either have heard the term but don't know its exact meaning, or have never heard the term at all. This reaffirms that for the general public, the detailed building restrictions and other rules are complex, and it remains a "special category" with a high barrier to understanding.

The survey results revealed that while respondents recognize the strict building restrictions in the special area of Urbanization Control Areas, there is a potential concern about troubles arising from a lack of knowledge.

While "I know. I understand that it is difficult to build buildings." ranked first with 34.3%, "I don't know. I have never even heard the term." ranked second with 21.0%, indicating a significant polarization between those who have some understanding and those who have no awareness at all.

This shows that while some people understand the critical disadvantage of not being able to build a house, a certain number of people are at risk of inheriting or purchasing restricted real estate without knowledge.
