"Un-rebuildable properties" are a special type of real estate that can be acquired cheaply but have the fatal restriction of not being able to be rebuilt. However, it is not uncommon for people to inherit or purchase such properties without knowing their meaning or risks, and later struggle with "who to consult for utilization or sale."

Therefore, Fudosan Kaitori Center, a real estate problem-solving website operated by Dream Planning Co., Ltd. (Naka-ku, Yokohama City, Kanagawa Prefecture; Representative Director: Mitsuto Takahashi), conducted a survey targeting individuals interested in real estate (289 valid responses) asking, "Do you know the term 'un-rebuildable property'?"

Do you know the term "un-rebuildable property"?

First, when asked about their understanding of the term "un-rebuildable property" and its meaning, the most common answer was "No" at 46.7% (135 responses). In contrast, "Yes" accounted for 129 responses (44.6%), which is close, but when combining the "Cannot say either way" ambiguous group of 25 responses (8.7%) with the "No" group, more than half (55.4%) do not fully grasp the accurate meaning and background. This highlights that many people do not fully understand the exact meaning and background.

From this result, it can be understood that while the meaning of "un-rebuildable property" can be somewhat inferred from its wording, the detailed rules under the Building Standards Act, such as road access requirements, are complexly intertwined. Therefore, for the general public, it remains a "specialized category" with high hurdles to deep understanding.

However, about 4.5 out of 10 people clearly understand the meaning, showing a very characteristic distribution where awareness is sharply divided depending on interest in real estate investment and past transaction experience.

The survey results showed that while the exact awareness of the term "un-rebuildable property" itself is not very high, many people intuitively grasp its risks from the wording. "I can somewhat infer its meaning when I hear 'un-rebuildable property'" was 1st with 24.9%, and "I understand that it means it cannot be rebuilt" was 2nd with 21.1%. These two points occupied the top positions.

This indicates that even if the meaning of the word can be inferred, specialized knowledge such as "why it cannot be rebuilt" or "how to dispose of or deal with it" has not permeated. Many people find themselves in a situation where they are unable to respond when they themselves are in such a position.
