Therefore, Fudosan Kaitori Center, a real estate problem-solving website operated by Dream Planning Co., Ltd. (Naka-ku, Yokohama City, Kanagawa Prefecture; Representative Director: Mikito Takahashi), conducted a survey targeting individuals interested in real estate (289 valid responses) to understand their perceptions of the benefits of acquiring sokochi.

Male: 179 respondents (approx. 62%) Female: 110 respondents (approx. 38%)

Male respondents accounted for approximately 60%. It can be inferred that men currently show a relatively higher interest in topics such as real estate and asset management.

First, we asked what benefits come to mind when purchasing or inheriting sokochi, and the results were as follows:

1st place: Stable ground rent income 134/289 46.4%

2nd place: Potential to acquire land ownership in the future 83/289 28.7%

3rd place: Suitable for long-term asset formation 50/289 17.3%

4th place: No need for building maintenance 48/289 16.6%

5th place: Can be purchased cheaper than market price 44/289 15.2%

The survey results revealed the following perceptions regarding sokochi:

Overwhelming expectation for stable income gain and asset formation

As the biggest benefit of sokochi, nearly half of the respondents (46.4%) chose 1st place: "Stable ground rent income." This suggests that in real estate investment, "stable cash flow" without vacancy risks or fluctuations in repair costs, like rental apartments or condominiums, is most highly valued.

Following this were 2nd place: "Potential to acquire land ownership in the future" (28.7%) and 3rd place: "Suitable for long-term asset formation" (17.3%). This indicates that respondents expect not only stable income but also long-term returns such as complete land ownership and increased asset value in the future.

Low management effort is a major attraction

The characteristic of sokochi, where building maintenance is unnecessary, is recognized as an important benefit by respondents.

4th place: "No need for building maintenance" (16.6%) demonstrates the strong demand for avoiding the hassle of complex rental management and repairs.

A considerable number of people have disadvantages or unknowns about sokochi

On the other hand, there are also segments of the population who do not clearly recognize the benefits of sokochi.

Combining 7th place: "Feel there are not many benefits" (13.1%) and 8th place: "Don't know" (10.7%), approximately a quarter (23.8%) of respondents are either passive about the benefits of sokochi or lack knowledge.
