Tokyu Land Corporation (Headquarters: Shibuya-ku, Tokyo; President and CEO: Hiroaki Hoshino; hereinafter "Tokyu Land") and DIGGLE Inc. (Headquarters: Shibuya-ku, Tokyo; President and CEO: Kiyotaka Yamamoto; hereinafter "DIGGLE") have realized "horizontal recycling"—a process where interior building materials generated from previous office construction are recycled into new, environmentally friendly interior materials for use in other offices—through a co-creation effort during the fit-out construction for DIGGLE’s move into the Ebisu Business Tower (located in Shibuya-ku, Tokyo).

This initiative is part of the environmental measures under "team green"*1, Tokyu Land’s advanced environmental partnership launched in March 2026, and contributes to the sustainability activities of their partner company, DIGGLE. Additionally, as part of Tokyu Land’s environmental efforts, the company also carried out forest conservation activities covering an area ten times the size of the construction area for DIGGLE’s office.

4.7 Tons of CO2 Emissions Reduced Through Horizontal Recycling of Interior Materials via Co-Creation

During the fit-out construction for DIGGLE, conducted between October 2025 and February 2026, the project pioneered industry-leading "horizontal recycling" by adopting recycled interior materials (recycled gypsum board and recycled carpet tiles) manufactured from reclaimed materials.

Because recycled interior materials are produced using material recycling methods from discarded materials, the processes of mining, processing, transporting, and manufacturing raw materials are reduced, which has the effect of suppressing CO2 emissions generated during the manufacturing process. This construction project reduced CO2 emissions by approximately 4,697 kg*2.

Furthermore, Tokyu Land is engaged in an initiative to conserve forests in areas proportional to the actions of its stakeholders. As part of the "team green" environmental measures, the adoption of recycled interior materials in this project led to the conservation of 4,633 square meters of forest in Nishiawakura Village, Okayama Prefecture—an area ten times the size of the construction site for DIGGLE’s office. This contributes to the protection of biodiversity and the maintenance of sustainable local natural environments.

◇ Environmentally Friendly Recycled Interior Materials Adopted by DIGGLE

Creating Offices Kind to Forests and the Earth

Tokyu Land promotes "Creating offices kind to forests and the earth" as a concept for sustainable office development aimed at reducing environmental impact. Through horizontal recycling implemented with co-creation partners—including industrial waste disposal companies, interior material manufacturers, and tenant companies—it is possible to significantly reduce waste and CO2 emissions by appropriately utilizing waste generated from office construction. Tenant companies can also address environmental issues without compromising design quality or incurring additional cost burdens.

To date, in office buildings operated by Tokyu Land, efforts have primarily focused on waste reduction through the "Zero Emission Club®"*3, which consists of partner companies. As a further environmental contribution measure, the company is utilizing material recycling and resource recovery to promote recycling and resource circulation. The goal is to pursue sustainable initiatives in office construction that aim to build a sustainable circular society and reduce CO2 emissions.

[Specific Process] ① Waste generated from office construction is collected by GMS Co., Ltd. ② Collected waste is manually sorted, and recyclable items are transported to co-creation partner manufacturers. ③ The manufacturers process the waste into recycled materials using material recycling technology. ④ The recycled materials are repurposed by the co-creation manufacturers into environmentally friendly interior materials such as "recycled gypsum board" and "recycled carpet tiles." ⑤ Tokyu Land proposes these environmentally friendly recycled interior materials for tenant fit-out construction, and the tenant adopts them.

Through this initiative, CO2 emissions generated during fit-out construction are reduced through the adoption of recycled materials, and waste recycling is promoted. Additionally, an environmental contribution report quantifying CO2 reduction and recycling ratios is issued and provided to the tenant.
