In this project, rent levels for renovated units have improved, rising 35% to 42% compared with rents at the time of acquisition. The renovation improved residential value by refreshing the floor plan. Centered on an approximately 9.4-tatami-mat LDK area, the project added an independent room of about 2.6 tatami mats. A glass door was adopted as the partition for this 2.6-tatami-mat room, maintaining a connection between spaces while reducing the feeling of enclosure and creating visual breadth and openness. For the common areas, the design focuses on Kuramae as a town that has inherited the memory of craftsmanship and the warmth of human hands, nurturing value across time. The entrance uses materials such as tiles and paint that evoke a handcrafted texture, aiming to create a space that gains character as it ages. The result is an entrance that quietly connects daily life with the town and matures together with residents’ lives. The interior design concept is “URBAN HERITAGE,” which combines urban sensibility with essential value cultivated by history and tradition. The space aims to combine timeless universality with contemporary sharpness. While aligning with an urban lifestyle, the design selects materials and details that convey depth and calm, balancing the dignity of a living space meant to be inhabited over the long term with an expression that brings a moderate sense of tension to everyday life. The material and design composition includes deep woodgrain finishes, slim black iron, and glass doors. Woodgrain designs with an aged expression add warmth and depth to the space. Black iron accents introduce architectural edges, with light, clean lines that tighten the overall space and emphasize an urban impression. Glass doors gently connect spaces without blocking light, allowing natural and artificial light to reach deeper into the home and creating a bright, open impression with the lightness required of urban living spaces. By contrasting and integrating the organic texture of wood, the inorganic linear qualities of iron, and the transparency and spread of light brought by glass, the project creates a refined interior with a sense of openness where warmth and tension, tradition and modernity coexist in balance. Property overview: Belleviage Asakusa Kuramae is located at 4-32-7 Kuramae, Taito-ku, Tokyo. The building is an 11-story steel-reinforced concrete (SRC) structure completed in September 2003, with a building age of 22 years and a total of 28 units.
