■ Background

In the construction and real estate industries, while BIM adoption is progressing, a survey by the Ministry of Land, Infrastructure, Transport and Tourism indicates that the adoption rate remains around 45%. Practical utilization and established operations, including partner companies, are limited. Particularly for small and medium-sized enterprises (SMEs), implementation costs and operational burden are challenges.

Amidst this situation, the Ministry of Land, Infrastructure, Transport and Tourism established the "Building GX/DX Promotion Project," which provides integrated support for BIM utilization and LCA (Life Cycle Assessment, evaluation of CO2 emissions throughout a building's lifecycle). Furthermore, BIM drawing review operations will commence in April 2026, requiring a transition from introduction to practical operation.

Our company has, until now, promoted internal penetration of BIM mainly through its specialized team. However, in external collaboration, including partner companies, there have been challenges in establishing practical operations.

Given these circumstances, our company will utilize this subsidy project to expand BIM utilization and establish practical application, including partner companies.

■ Content and Effects

Our company is utilizing this subsidy project for a total of 59 properties between May 1, 2025, and February 28, 2026. Eligible expenses include BIM model creation costs, BIM license fees, and personnel costs for BIM coordinators and modelers. This will alleviate cost challenges and lead to an expanded scope of BIM utilization and accelerated technical skill acquisition.

Verify automation of volume plans
Standardize and streamline workflows, including partner companies

Furthermore, through these efforts, we will contribute to reducing life cycle CO2 emissions (LCCO2) for entire buildings.

Although LCCO2 evaluation is limited in this subsidy project, we will aim to expand the scope of eligible properties if the system continues. We plan to start construction on 150 properties next fiscal year, and as an operator responsible for social infrastructure, we will steadily advance efforts toward decarbonization.
