Teikoku Fudosan Co., Ltd. (Headquarters: Ginza, Chuo-ku, Tokyo; Representative Director and President: Hironori Kimoto; hereinafter "Teikoku Fudosan") will strengthen its Building Information Modeling (BIM) practical operation system by utilizing the "Construction GX/DX Promotion Project" promoted by the Ministry of Land, Infrastructure, Transport and Tourism. We will proceed with building an operational system that includes partner companies, aiming to establish practical-level BIM utilization, which has been a challenge for the entire industry.

This project is a system that integrally promotes GX (lifecycle CO2 reduction) and DX (productivity improvement through BIM utilization) in the construction sector. Teikoku Fudosan established a specialized team in 2021 and has been promoting consistent BIM utilization from design and estimation to ordering. Through this initiative, we will advance the sophistication of BIM utilization, including internal and external collaboration.

■ Background
While BIM adoption is progressing in the construction and real estate industries, a survey by the Ministry of Land, Infrastructure, Transport and Tourism shows that the adoption rate remains at approximately 45%, and practical-level utilization and establishment of operations including partner companies are limited. In particular, small and medium-sized enterprises face challenges with introduction costs and operational burden.

Amidst this situation, the Ministry of Land, Infrastructure, Transport and Tourism established the "Construction GX/DX Promotion Project" to integrally support BIM utilization and LCA (Life Cycle CO2 Assessment for buildings). Furthermore, from April 2026, BIM drawing review operations will commence, requiring a transition from introduction to practical operation.

Our company has been promoting the internal penetration of BIM, primarily through a specialized team. However, external collaboration, including partner companies, faced challenges in establishing practical operations.

Given these circumstances, our company will utilize this subsidy project to expand BIM utilization and establish practical operations, including partner companies.

■ Content and Effects
Our company is utilizing this subsidy project for a total of 59 properties from May 1, 2025, to February 28, 2026. Eligible expenses include BIM model creation costs, BIM license fees, and personnel costs for BIM coordinators and modelers. This will alleviate cost-related challenges and lead to an expansion of BIM utilization and promotion of technical acquisition.

【Specific Initiatives】
Introduction of new add-ons
Promotion of BIM introduction among partner companies
Expansion of BIM utilization within the company (e.g., expanding target departments)

【Expected Effects】
Improvement in in-house BIM adoption rate
Expansion of BIM-skilled personnel within the company
Increased motivation among employees using BIM

■ Future Outlook
Due to national systems, BIM is transitioning to a foundation that will also be utilized for building confirmation and administrative procedures.

Teikoku Fudosan will leverage the practical foundation it has built to:
Respond to building permit applications using BIM data, scheduled for spring 2029
Automate steel frame fabrication drawings
Verify automation of volume plans
Standardize and streamline business flows, including partner companies

These efforts will lead to the sophistication of design, construction, and application processes.

Furthermore, through these initiatives, we will also contribute to reducing CO2 emissions (LCCO2) throughout the entire lifecycle of buildings.

While LCCO2 assessment is limited to a portion of this subsidy project, we plan to expand the scope of eligible properties if the system continues. We plan to start construction on 150 properties next fiscal year, and as a business operator responsible for social infrastructure, we will steadily advance our response to decarbonization.
