This initiative has been advanced in stages since fiscal year 2023 as a project that aligns with our corporate stance of "not just selling and walking away" and "not leaving the operation and continuity of regional communities solely to the residents" under the "Next Generation Challenge."
In the Hibarigaoka housing complex area, the local community has continued to take the lead in area management and fostering connections between residents even after development. Given this situation, we aim to create a mechanism where the value and relationships of the region are passed on even during the process of moving, by maintaining our involvement with the community through real estate brokerage.

In the target area, the "Hibarigaoka Housing Complex Regeneration Project" was led by real estate developers (including our company) and the Urban Renaissance Agency (UR), with the public and private sectors working together with residents on everything from urban development to area management. At the time, it was the first attempt in Japan to incorporate a Public-Private Partnership (PPP) method using a business partner model, and it is positioned as a pioneering case of area management in suburban housing complex regeneration.
We view the background of how the regional community was nurtured and the fact that the primary responsibility for area management has gradually shifted to residents—with those activities supporting the area's value—as important assets unique to this area. Based on this, we collaborated with the general incorporated association Machiniwa Hibarigaoka (hereinafter "Machiniwa Hibarigaoka") and our sustainability partner, HITOTOWA Inc. (hereinafter "HITOTOWA"), to launch the platform site "Hibarigaoka connect" to share regional community initiatives and the area's appeal.
In this initiative, we utilize "Hibarigaoka connect" during the real estate brokerage process to introduce not only property information but also local life and human connections to those considering moving, helping them form a concrete image of life after moving in. A major feature of this initiative is that, by having our company—which has been involved in the area since the initial redevelopment and sales—handle the brokerage, we can accurately convey the background and latest information regarding the regional community.
Furthermore, to address the "funding" issue, which is a major challenge for sustainable area management, we have established a mechanism to return a portion of the fees earned through real estate brokerage to support regional community activities. Through this, we aim to create an environment where community activities can continue easily, even as residents move in and out.

In fiscal year 2024, we concluded an agreement with Machiniwa Hibarigaoka and launched the "Hibarigaoka connect" site, fully launching efforts to visualize and communicate relationships with the regional community.
To date, we have continuously implemented the following activities:
● Housing Consultation Cafe: Regularly held as a place to easily discuss concerns and questions about housing.
● green drinks: Networking and opinion exchange events themed around local life and urban development.
