Daiwa House Industry Co., Ltd. commenced construction of "DPL Shizuoka Fukuroi," a multi-tenant logistics facility (Note 1) in Fukuroi City, Shizuoka Prefecture, on March 23, 2026. The facility will be a two-story building with a site area of 7,801.20㎡ and a total floor area of 8,002.15㎡.
Note 1: A logistics facility that can accommodate multiple tenants.

In Shizuoka Prefecture, our company has developed a total of 15 logistics facilities, including "DPL Shin-Fuji," "DPL Shin-Fuji II," "DPL Kakegawa," "DPL Kakegawa B," and BTS-type logistics facilities (Note 2), with a total floor area of approximately 443,000㎡ (Note 3).
"DPL Shizuoka Fukuroi," for which construction has just begun, is located almost midway between central Tokyo and central Osaka, giving it high potential as a transit logistics hub connecting both areas. Furthermore, its easy access to the Tomei Expressway and Shin-Tomei Expressway interchanges makes it a convenient location for securing alternative routes in case of traffic congestion.
This facility is equipped with indoor truck berths and shutters to allow for loading and unloading of cargo without being affected by weather conditions such as rain or wind. In addition, vertical conveyors have been installed to maximize space within the facility, thereby improving the operational efficiency of tenant companies.
In terms of environmental considerations, the facility will install a solar power generation system and aims to achieve a 5-star rating under the Building Energy-efficiency Labeling System (BELS) (Note 4) and meet or exceed the Nearly ZEB (Note 5) standard, demonstrating its commitment to reducing environmental impact.
Moving forward, our company will continue to actively propose both BTS-type and multi-tenant logistics facilities to our customers.
Note 2: Abbreviation for Build to Suit, referring to a logistics facility exclusively for a specific customer.
Note 3: As of February 28, 2026.
Note 4: The Building Energy-efficiency Labeling System is a system in which a third-party evaluation body assesses and certifies the energy-saving performance of new and existing buildings.
Note 5: Refers to a building that achieves 50% or more energy savings and, with the addition of renewable energy, reduces primary energy consumption by 75% or more from the standard.
●Key Points
1. Excellent Location with Superior Transportation Access
2. Multi-Tenant Logistics Facility Capable of Meeting Tenant Companies' Needs
3. Designed with Environmental Load Reduction in Mind to Achieve Nearly ZEB
1. Excellent Location with Superior Transportation Access
"DPL Shizuoka Fukuroi" is located within 1km (approx. 5 minutes by car) from the Tomei Expressway "Fukuroi Interchange" and within 10km (approx. 40 minutes by car) from the Shin-Tomei Expressway "Mori-Kakegawa Interchange," providing smooth access to both the Tomei and Shin-Tomei Expressways.
Situated approximately 230km from central Tokyo (Tokyo Interchange) and approximately 260km from central Osaka (Suita Interchange), it is almost midway between both areas. Leveraging this geographical advantage, it possesses high potential as a transportation hub connecting the three major economic zones of Kanto, Chubu, and Kansai. It is an optimal environment not only as a transit logistics hub for trunk line transportation but also as a distribution base for nearby urban areas.

2. Multi-Tenant Logistics Facility Capable of Meeting Tenant Companies' Needs
"DPL Shizuoka Fukuroi" is a two-story building with a site area of 7,801.20㎡ and a total floor area of 8,002.15㎡, designed as a multi-tenant logistics facility capable of accommodating up to two tenant companies.
By installing shutters at the indoor truck berths, this facility enables stable loading and unloading of cargo without being affected by weather conditions such as rain or wind or the intrusion of dust. Additionally, the installation of vertical conveyors (at two locations) within the facility maximizes warehouse space. This supports logistics operations that maximize the work efficiency of tenant companies.
3. Designed with Environmental Load Reduction in Mind to Achieve Nearly ZEB
"DPL Shizuoka Fukuroi" plans to install a solar power generation system (556.2kW) on its rooftop. Furthermore, by aiming to acquire a 5-star rating from BELS and achieve standards equivalent to or exceeding Nearly ZEB, the facility will maximize its energy-saving performance and reduce energy consumption. The facility also incorporates water-saving fixtures, automatic heated faucets, all-LED lighting, and total heat exchangers, demonstrating its consideration for reducing environmental impact.
●Our Logistics Facility Business
Since its establishment in 1955, our construction business has been a pioneer in industrialized construction, handling various business buildings such as manufacturing facilities, medical/nursing care facilities, and offices. To date, we have constructed over 3,000 logistics facilities.
Since 2002, we have gone beyond just the design and construction of logistics facilities. We launched our unique logistics project, "D Project," which coordinates dedicated logistics facilities tailored to our customers' business schemes, from proposing optimal logistics locations to maintenance and management. By combining partners in various fields such as real estate and finance, we are developing logistics real estate solutions including self-owned, non-asset, and real estate securitization models.
To date, the "D Project" has developed both custom-made BTS-type logistics facilities for specific companies and multi-tenant types that can accommodate multiple tenants in good locations and quickly respond to short-term logistics needs. We have undertaken the development of 356 locations nationwide with a total floor area of approximately 14.57 million square meters (Note 6).
