Daiwa House Industry Co., Ltd. (Headquarters: Osaka; President: Koji Otomo), in collaboration with Daiwa House Real Estate Co., Ltd., will launch a new purchase-and-resale initiative starting April 1, 2026. Under this program, existing (used) detached houses originally constructed by Daiwa House will be sold as 'Certified Stock Homes' after undergoing a building condition survey prior to purchase, followed by an inspection of over 100 items based on proprietary standards (post-construction quality inspection), and necessary maintenance and value-enhancement work.

According to the Ministry of Land, Infrastructure, Transport and Tourism's report on the development and revitalization of the existing housing market, the market share of existing (detached) housing transactions rose from 22.4% in 2013 to 30.5% in 2023—an increase of 8.1 percentage points over a decade. With the expansion of the existing housing market, the importance of ensuring quality and maintaining value has grown.

Since 2008, the housing industry has promoted the 'Sumstock' (*1) initiative, aimed at creating a market environment where high-quality existing detached houses are properly evaluated and can be traded with peace of mind.

In this context, the Daiwa House Group launched the unified group brand 'Livness' in January 2018 to strengthen its housing stock business, including brokerage, purchase-and-resale, and renovation services. Having handled over 500,000 units (*2) to date, the group has been committed to revitalizing the housing stock market.

As a new initiative in our purchase-and-resale business, we will now sell homes that meet specific quality criteria as 'Certified Stock Homes' to ensure customers can purchase existing detached houses with confidence. Before purchase, we conduct building condition surveys covering structure, deterioration, and equipment status. Based on these results, we perform renovation, repair, and value-enhancement work. After construction, we conduct inspections covering over 100 items based on our own standards and provide comprehensive warranties and after-sales support, thereby presenting a new value standard in the existing housing market.

Before purchasing an existing detached house, our expert technicians conduct a building condition survey covering over 60 items, including the foundation, underfloor areas, and equipment. By meticulously checking the basic performance and deterioration status of the home, we clarify the renovation points needed to improve quality. Following the renovation and repair work based on this preliminary survey, we conduct a second inspection of over 100 items, including the exterior, roof, and interior fittings, based on our newly established proprietary standards. The inspection results are compiled into a 'Quality Assurance Report' and provided to prospective buyers.

To alleviate concerns when purchasing an existing detached house, we perform maintenance and value-enhancements based on current standards, considering the building's condition, including insulation, energy efficiency, crime prevention, and disaster preparedness. For example, by updating to water-saving faucets, double-pane glass, and sensor-equipped entrance lighting, we provide a safe and comfortable living environment. Furthermore, our technicians inspect hidden areas such as plumbing and electrical equipment, performing necessary maintenance to ensure a worry-free living environment after purchase.

For 'Certified Stock Homes,' we provide optimal warranties tailored to the property's condition. Building warranties include 'Inheritance of New Home Warranty' or 'Structural/Waterproofing Warranty' (5-year warranty), as well as 'Plumbing/Equipment Warranty' (5-year warranty) and 'Housing Equipment Warranty' (10-year warranty) (*3). Additionally, to respond quickly to sudden issues after handover, we provide a 24/7, 365-day support system, ensuring comprehensive warranty and after-sales support for long-term peace of mind.
