Cosmos Initia Co., Ltd. (Headquarters: Minato-ku, Tokyo; President: Ryotaro Kochi), a Daiwa House Group company, is promoting regional community support initiatives originating from real estate brokerage in the Hibarigaoka housing complex area in Nishi-Tokyo City, Tokyo. The company has established important sustainability issues (materiality) aiming for medium- to long-term realization and sustainable corporate growth under its mission, "Next GOOD. To our customers. To society. With one step ahead ideas, providing one step ahead value." One of these issues is "creating an urban environment where young people and children who will lead the next generation can grow up healthy." Based on this concept, the "Next Generation Challenge," launched in FY2023, allocates approximately 2% of net income as an investment budget to implement various initiatives contributing to the healthy growth of the next generation.
In this release, we announce the progress of the "Real Estate Brokerage x Regional Community Support in the Hibarigaoka Area" initiative, which is being advanced as part of this challenge.

■ Background and Overview of the Initiative
This initiative has been promoted in phases since FY2023 as a project aligning with the corporate stance within the "Next Generation Challenge" to "not just sell and forget" and "not leave the operation and continuation of the local community solely to the region."
In the Hibarigaoka housing complex area, initiatives to foster area management and connections among residents have been continuously carried out, led by the local community even after development. On the other hand, as years pass since the initial sales, the influx and outflow of residents have increased, and finding leaders and ensuring the continuity of the local community are becoming challenges.
Given this situation, by continuing to engage with the region through real estate brokerage, the company aims to create a mechanism where regional values and relationships are passed on even during the phase of relocation.
■ Mechanism and Features Linking Real Estate Brokerage with Local Community Support
In the target area of this initiative, centered on the "Hibarigaoka Housing Complex Regeneration Project," real estate developers (four companies including ours) and the Urban Renaissance Agency (UR) have advanced urban development and area management jointly by the public and private sectors alongside residents. At the time, it was the first attempt in Japan to incorporate a PPP (Public-Private Partnership) method using a business partner formula, and it is positioned as a pioneering example of area management in the regeneration of suburban housing complexes.
Our company views the background in which the local community was nurtured, and the fact that the main body of area management activities gradually transitioned to the residents, supporting the value of the region, as important assets unique to this area. Based on this thinking, we are collaborating with the general incorporated association Machiniwa Hibarigaoka (hereinafter "Machiniwa Hibarigaoka") and HITOTOWA Inc. (hereinafter "HITOTOWA"), a collaborative partner in promoting sustainability, to communicate community initiatives and the area's charm.
