1. Development Background and Features
(1) Effective Utilization of Unused Land with Load Restrictions through "Wooden Construction"
Despite its rare location close to Nagoya Station, this Property is on unused land that has long been restricted in its use due to severe load limitations directly above a railway box structure. By significantly reducing the weight through "wooden construction," effective utilization has been achieved.
(2) Adoption of Timber from Gifu Prefecture and Nagoya Railroad's Forests
For construction, domestic timber from Gifu Prefecture has been fully adopted in accordance with the "Agreement on Promotion of Prefectural Timber Use in Gifu Prefecture, the Land of Trees and Mountains" signed by the Meitetsu Group and Gifu Prefecture. Furthermore, timber cut from forests owned by Nagoya Railroad was processed and incorporated into some of the fixtures and interior finishes.
(3) Improving the Working Environment and Embodiment of "Eco Vision"
Although a wooden structure, this Property achieves a large, pillar-free space by adopting truss processing with overlapping layers. Additionally, a lounge space that can be used for multiple purposes has been provided, encouraging flexible working styles for workers.
(4) Environmentally Conscious Real Estate Contributing Significantly to the Realization of a Decarbonized Society
According to reports from the Forestry Agency and others, wooden and wood-based offices have been reported to have effects such as reducing user stress, improving productivity, and activating communication. To embody the Meitetsu Group's "Eco Vision," this Property is environmentally conscious real estate that not only contributes to improving the working environment but also significantly contributes to the realization of a decarbonized society for the entire Meitetsu Group through the utilization of domestic timber and timber from Nagoya Railroad's forests.

This Property will contribute to the realization of a decarbonized society by suppressing CO2 emissions throughout the building's lifecycle (material procurement, construction, operation, and demolition).
- Reduction of CO2 during Construction: By adopting wooden construction, CO2 emissions during construction were reduced by approximately 33% (Note 1) compared to a steel-framed office of equivalent size.
- Self-Consumption of Green Electricity during Operation: By self-consuming green electricity generated by solar panels installed on the roof, approximately 32,860 kg (Note 2) of CO2 will be reduced annually.

This Property is scheduled to become the new head office building for Meitetsu Building Service Co., Ltd., a subsidiary of the Company. As a property supporting the "Second Founding" of Meitetsu Building Service Co., Ltd., this Property will foster the company's innovation and sustainable growth through various incorporated features.
4. Future Development
Leveraging the know-how gained in wooden construction from this Property, the Company will actively promote the proposal of land utilization solutions, not only for unused land within the Meitetsu Group facing similar challenges but also for external clients.
Moving forward, we will continue to utilize the developer expertise we have cultivated, and as a true community development company, we will pursue functions and convenience tailored to the needs of the times, providing facilities that are deeply rooted in the region for the long term.
